Summer Season: For early reservations for the summer, a deposit of one half the total rental fee is required. The final payment of the remaining rental fee will be due no later than 14 days prior to the rental.
Off Season : One half of the rental fee is due within 30 days. The final payment is due 14 days prior to the rental.
Weekend rentals: Balance is due with the contract.
For all rentals, if final payment is not received by the first day of the rental period, the rental contract is void and any deposit is forfeited.
For Summer Rentals, should you need to cancel your reservation after you have made your initial payment, no refunds will be made until the cottage is re-rented and confirmed. The cottage must be re-rented for the same period at the full amount. Off-season cancellations may forfeit one-half the rental rate if not re-rented.

Enter into Montreat from Black Mountain on Highway 9. Go through the gate and up Assembly Drive past Lake Susan. Take the first right (Assembly Circle) after the lake. Take an immediate left (Kentucky Rd). Take the next right (South Carolina Terrace). You will arrive at the Cottage after approximately 1/8 of a mile.
Park in the gravel parking area on the left in front of the cottage. There are spaces for 3 cars parked diagonally. The entire space is reserved for Breathless View. Go up the steps to the lower entrance.
The upstairs TV is a HD TV which is attached to Roku TV giving access to a paid subscription to YouTubeTV (all major networks and most channels usually seen with a cable ) . The one Roku remote control should be all you need and full instructions are included on the table. Volume controls are on the side of the Roku remote control.
The downstairs TV is a Samsung HD TV attached similarly to a Roku remote with YouTubeTV but volume needs to be controled with the TV remote.
Internet and WIRELESS access is available. Non-WIRELESS computers will require an Ethernet connecting cable to be plugged into one of the rear ports on the LINKSYS WIRELESS device. Smart Devices (iPhone, iPad) generally connect automatically to the LINKSYS access point. If the internet does not seem to work, try rebooting the router by unplugging it from the power source and reconnecting it.
Please help yourself to the books, magazines, the few videos (one is a history of the area) and the board games.
Lights: If you arrive at night, there is a switch on the light post at the bottom of the rock steps. This switch controls all the lights on the steps as well as the post light. Other switches for the step lights are inside the cottage at both the lower and upper doors.
Air Conditioning/ Heating: The thermostat for the house is located at the top of the stairs near the bathroom. We recommend setting the thermostat at 76 degrees in the summer (turn to "cool") and at 69 degrees in the winter (turn to "heat"). Most days you’ll be fine just opening the windows and enjoying the breeze.
Hot Water Heater: Located in the utility space behind the downstairs bedroom. As you enter the space there is a light switch to your left. The water heater is to your left, beside the HVAC unit. Do not adjust the thermostat. If there is no hot water, push the GFCI button in the wall outlet where the unit is plugged in.
Main Water Cut-off: In case you need to shut off the water to the cottage, the main valve is in the corner of the utility space to the left of the hot water heater. The pipe emerges from the ground where you’ll find the handle. Twist all the way to the right to turn off.
Electrical Circuit Box: Located in the laundry room downstairs. All circuits are labeled. The outlets in the kitchen and both bathrooms are GFCI. Several of the outlets are on one circuit and the re-set switch is on the outlet in the downstairs bathroom.
General Information: Please take a look at the Maintenance Log in the living room. It contains further details about the cottage and all appliances/systems.
Guest Log: There is an on-going log (several volumes) for guests/family to record their impressions, recount experiences and wax poetic. We’ve been keeping this record for 50 years, so please make an entry.

Bears (black bears, not grizzlies) are often seen in Montreat, as are foxes, deer, and other woodland critters. Bears do not bother people unless threatened and in Montreat, as elsewhere, are merely looking for food. A bear proof garbage container is located in the parking area. Regular and Recycle Garbage must be bagged and in the container in order to be picked up by the Town of Montreat.
