Residents who own their homes are welcome to become members of the Blueberry Fields Cooperative at any time. To join, please complete a Membership Agreement and Member Occupancy Agreement. Printed copies are available at in-person board meetings. Submit your completed forms and the $1 joining fee to Janet Fournier (Board President).
When you join the Cooperative, your household receives voting rights. As a Cooperative member, you have a voice in our democratic decision-making. One household = one vote, regardless of how many people live in your home. Only members who have submitted a Membership Agreement and Member Occupancy Agreement and paid their $1 joining fee may vote. Additionally, in accordance with our Blueberry Fields Cooperative Bylaws, a member must be "in good standing" (including being current on rent payments), in order to vote.
Residents of Linnhaven prior to the Blueberry Fields Cooperative closing will be "grandfathered" in and are not required to join the cooperative as members. Those residents are welcome to attend board meetings and resident meetings; however, they will not be able to vote. As of October 2024, new residents of the Blueberry Fields Cooperative will be required to join as members as part of their application process.
Lot rent amounts increased by $100 per household in 2024 in order to cover our mortgage. This amount was determined following our due diligence and budget-building process. The $20 on-time discount that Linnhaven offered previously no longer applies. Budget details and lot rent information were shared with residents in a packet distributed door-to-door on August 21st, 2024. Cooperative members unanimously voted "yes" on the decision to purchase on August 24th, 2024. We anticipate additional lot rent increases to pay off our mortgage in subsequent years. Details will be shared annually before our annual Membership Meeting and budget approval.
With the ongoing support of CDI, we successfully formed our Cooperative, elected a Board of Directors, submitted a Purchase and Sale Agreement for Linnhaven Mobile Home Park (which was accepted by Mr. Scarponi), completed our due diligence, voted "yes" on the decision to purchase, and closed on our community! We have much to celebrate and continued work to make our community the best it can be.
2024 Timeline
February 25 - First meeting with CDI and Linnhaven residents
April 20 - Residents vote on cooperative name: "Blueberry Fields Cooperative" (BFC)
May - Petitions collected; Board of Directors elected; attorney hired; offer is prepared and submitted to Mr. Scarponi
June 3 - Our offer is accepted by Mr. Scarponi
June 6 - Mr. Scarponi received our deposit (part of our pre-development loan)
June 10 - Infrastructure and income surveys mailed to residents
Summer 2024 - Due diligence; board reviews all reports (appraisal, engineering, environmental); board interviews prospective property management companies and vendors; board prepares governing documents for the cooperative
July 18 - Appraisal contingency date
August 21 - Packets distributed door-to-door with budget and lot rent amounts
August 23 - Last day to join as a member (only in effect until after the vote)
August 24 - Members vote on the purchase decision and property manager. Absentee ballots due by 10 am.
September 1 - 90-day financing date
September 16 - Anticipated closing date
October 10 - Actual closing date
October 15 - "We Own It" Celebration
