For owners:

If you have your listing on multiple platforms, make sure to setup calendar sync. Most calendars are synced within about 3 to 4-hr.

On booking.com: "Rates & availability" - "Sync calendars"

On VRBO: "Calendars" - "Import & export"

On AirBnB: "Calendars" - "Availability" - "Connect calendars"

calendar.google.com: "Other calendars" - "From URL". It is best to block your personal dates using google's calendar.

There are many more other hosting platforms (such as rentals.tripadvisor.com), but they appear to be not as popular.

Renting on your own requires a lot of work. Most owners will choose a local rental agency.

You would file Federal Income tax and Florida Tangible Personal Property Tax (DR-405).

Additionally, there are 13% taxes. AirBnB and VRBO will collect taxes, then automatically forward those taxes for owners.

Booking.com will not collect taxes for you. Thus, you need to add tax yourself thru "Property", "VAT/Tax/Charges". Then you will need to forward those taxes to the right authorities:

a) Tourist Tax 6%: https://pinellas.county-taxes.com/tourist

You have to file monthly, even if you have 0 rental (i.e., file a return with 0 income).
You can call Pinellas County, saying that since you mostly rent thru AirBnB/VRBO, you would like to change the filing to Quarterly, then they can set you up for Quarterly filing. They don't have annual filing option.

b) Florida Revenue 7%: https://ritx-fl-sales.bswa.net/

You need to obtain Certificate of Registration (Florida Annual Resale Certificate for Sale Tax, DR-11 form)
File DR-15 (Sales and Use Return) monthly. Box D. Transient Rentals =7%.
This 7% includes 1% on Box 15d) Discretionary Sales Surtax Due = 1%

Again, you can call Florida Revenue office (on Ulmerton Road) to request to change filing to Annual instead of monthly.

Service Fees: AirBnB, VRBO, booking.com charges between 18% and 21% total fees (13 to 15% pre-charged, then 3 to 5% post-charged to owners, and about 1% to 3% payment processing fee). AirBnB, VRBO only add pre-charged amount to the total $. The post-charged and payment processing fees would be deducted to owners (without showing on the total $). On booking.com, you have to manually add service fee, again thru "Property", "VAT/Tax/Charges"
