As part of my BAS Sustainable Building Science Technology (SBST) program requirement, I needed an internship. January 2019 I was offered an amazing opportunity to work at SSC in campus services as an intern.

July 2019, what started as an ordinary internship, turned into a capital project coordinator role wherein I coordinated three JOC projects, a LEED BD&C, LEED O&M, and was solely responsible for the $1.8 million Furnishing, Finishing, and Equipment (FFE) of a $24 million state renovation project.

Construction Document Access Library Project

The first project assigned to me was, based on the given metadata criteria, create an Excel dashboard workbook for each of the campus buildings for easy reference.

The digital data archive was not in any systematic order and included the following:

hand-drawn blueprints,
permit drawings,
as-builts, submittals,
floor plans,
O&Ms,
and so on, for each capital project on three campuses, covering the past 50 years.

This project was perfect because I had access to all those documents and I learned to read and understand them.

I was forced to open every folder and every file and I am grateful for the lessons. I was able to see the how things have changed from hand drawn blueprints to CAD from various companies and in all stages of the design build process. At the same time, seeing how some things never change.

Automotive Relocation Project

Hired as Capital Project Coordinator, I was assigned to the automotive project.

This was a $24 million building renovation with a smaller $500,000 temporary relocation project included.

Job Order Contractor

The temporary relocation project was constructed under the state process called Job Order Contract (JOC).

Forma Construction was the company I worked with for the temporary project and Lincoln Construction won the bid for the Automotive Renovation Project.

Movers

Olympic Movers in Federal Way was the company hired to assist with moving the automotive program out of their current space and into their temporary space.

Kenny was the lead sent for this project and quickly became my right hand. There were a lot of moving parts and the movers were there for each PHASE of the project ranging from 2 days to 8 days.

Thanks to Olympic Movers, especially Kenny, and all of his hard-working crew members, Bekins Worldwide for lending another team that came with a box truck and hauled trash.

Recycle, Surplus, Trash

The main challenge for this project was what to do with the items coming out of the automotive building. Some of the items would be put back into the building after construction, the majority of the items however, were no longer needed, such as tables, chairs, metal workbenches, and old equipment.

Metal Express was one of the companies hired to recycle the metal.

Shown here are examples of the Recycle, Surplus, Trash (RST).

Third Project

The first quarter of the SBST program I brought up the water damage during my Building Tune-up project.

Based on the location of the building relative to weather patterns and the wear pattern of the issue, I suggested the water was coming in from the weather strip and hardware being installed incorrectly when the building was constructed. My cohort disagreed.

It turned into a capital project and I was able to work on that project while working for campus services with Forma Construction on my third JOC project. It was concluded the water damage was caused by improper installation of weather stripping and hardware.

Fourth Project

The final project I did for the college was to take the data from the first project and use it to make a SharePoint document library.

Each building has its own page with pictures, floorplans with square footages and space assignments, along with whatever documentation went with that specific building. Different faculty was given access to needed information and the ability to search for the library in their current browser.

For example, Deans can see if rooms are assigned and to whom, along with the ability to contact that person right from that screen via email.

At the same time, someone in campus services can access a building and see what the last renovation project was or how old the roof is.
