Board of Directors
The Meadows Community Association (MCA) is governed by a nine-member Board of Directors.
Each year, one or more director positions may become open due to retirements or the conclusion of three-year term limits.
This year, three director positions are up for election.
The Board of Directors plays a critical role in determining how The Meadows is managed and how its assets are utilized.
Of the current people running for the open Board positions, only myself, Alex Peake, and Donald Breece are not The Meadows Country Club (TMCC) members and free from any conflict of interest between the MCA and TMCC.
Key Issue Facing The Meadows
The primary challenge facing The Meadows continues to be its relationship with the independent The Meadows Country Club (TMCC).
For over six years, TMCC has been leasing athletic facilities from MCA after selling those assets to the association. Under this lease, TMCC pays just $10 annually, while the MCA shoulders significant financial burdens, including:
All property taxes.
A large portion of insurance costs.
Annual contributions totaling $600,000 in the form of cash or direct payment of expenses, such as insurance and property taxes.
In return, homeowners in the MCA receive minimal benefits that incur no cost to TMCC.
The financial strain on TMCC worsened following the destruction of the Clubhouse building, which was damaged by three hurricanes. Facing a dire financial outlook for 2025, TMCC borrowed $250,000 from the MCA in November 2024 to cover payroll through year-end. While this loan is set to be repaid in early 2025. The repayment of this loan in the Spring of 2025 will reduce TMCC’s income for the year and heighten the likelihood of future financial instability.
In addition, a prominent TMCC member proposed the MCA provide an additional $13 - $19 million to renovate the Clubhouse and other improvements by having homeowners take on additional debt and once again tripling assessments. The Clubhouse building will remain under the control of TMCC. This means that our homeowner funds, and associated debt, will be used to rebuild and renovate a structure that will be for the exclusive use of TMCC members. TMCC may provide very limited access to non-club homeowners, if they are feeling generous. All this to support and appease a very small number of club members. This plan must be stopped.
Divergent Goals and Plans for the Future
The goals of TMCC and MCA diverge significantly.
TMCC’s goal is to provide exclusive access to its leased facilities, including the private golf course, 15 premier tennis courts, a junior Olympic pool, and club dining and meeting spaces. However, TMCC’s membership—estimated at only 300 athletic members—is insufficient to sustain its operations or maintain the leased facilities.
MCA’s goals include maintaining green space, preserving property values, and ensuring a reasonable return on its investment in the athletic facilities. Unfortunately, the way TMCC has been managed over the past six years has not aligned with MCA’s objectives.
If elected, I will prioritize two key initiatives to address the financial challenges facing MCA and secure a sustainable future:

By implementing these plans, we can work toward resolving our current financial challenges and establishing a healthy, sustainable future for The Meadows.
