  • There are members of the family that are highly susceptible to health hazards associated with molds. At high risk are children, the elderly, the chronically ill and those with respiratory issues.

The Mold Inspection Process

There are two types of mold inspection – complete and limited. Complete mold inspection includes a visual assessment of the whole building, its components and its systems; measuring of humidity, temperature and moisture; and gathering of mold samples.

In contrast, the limited type focuses only in inspecting a specific part of the building. Mold samples are also taken for laboratory analysis. Our inspectors will report musty odors, water damage, moisture intrusion, mold growth, conditions that are favorable to mold growth and findings from laboratory analyses of mold samples gathered from your house.

Mold Inspection and Testing

The short answer to the question of how to do a mold inspection and testing: "a mold inspection consists of inspecting a building or property where mold growth is present, and testing if any mold growth exists." To give a bit more information on what mold inspection should include, here are some important factors to look at for a proper mold testing and inspection. Keep reading to learn more about the different things you should check when conducting a mold inspection.

The first thing that mold inspector checks for during the mold inspection process is the structural integrity of a structure. When a mold inspector inspects a structure for signs of mold growth, the inspector will typically use a moisture meter to determine if the moisture in the area has reached a critical level. The meter measures moisture levels using moisture levels of water on the scale of A (low) to G (high). If the meter shows moisture in the area that is being tested, the mold inspector will typically conduct a visual inspection of the structure to determine if there are any visible signs of mold growth. Once the structural integrity has been determined, the mold inspector will perform a visual inspection of the building or structure and test any structural aspects that may be susceptible to mold growth.

Mold Kit

Another thing that is usually done during a mold inspection is a mold inspection kit. A mold kit is a container that contains a variety of different testing tools that are used in a mold testing and inspection process. These tools are designed to test the structural integrity of a structure and are often used to determine the amount of water in the area of a possible mold growth.

Mold testing kits also include a mold sample collection kit. This sample collection kit is used by the mold inspector to test for different types of molds that can cause or contribute to mold growth. A mold testing and inspection kit also contain a variety of different testing supplies that are used to test for the presence of mildew.

A final thing that is often included in a mold inspection kit is a mold testing and inspection system that is used to test for moisture leaks in the building. This system uses an infrared imaging camera, thermograph, infrared probe, and moisture meter to visually identify possible moisture leaks throughout the building. Some testing systems also include a heat sealant that can be used to seal out moisture.

It is best to be aware that not all mold testing kits will include a mold detection kit. In fact, the majority of mold kits do not contain a mold detection kit. Some companies will recommend that you call them if your mold growth becomes a concern.

Cost of a Mold Testing and Inspection

Many people are concerned about the cost of a mold testing and inspection system. When a person decides to have their home or building tested for mold, it can be very costly. The cost of a mold inspection and testing kit can range from several hundred to over $1000. Although this type of kit can be expensive, most mold companies will provide a money back guarantee if the kit is not able to find any mold growth or if the kit is unable to identify the cause of the mold growth.

However, it is important to note that a mold testing and inspection system can save homeowners a lot of money in the long run. Most companies will quote a quote based on a mold testing kit with no guarantee that they will be able to identify the cause of the mold growth, however, when these kits are used properly the costs can eventually be offset.

How Our 6 Step Cleanup Process Works

5 Simple Steps for Inspections

  • We will give you a questionnaire where you will answer questions pertaining to past and current problems encountered. Specific questions are about visible molds observed, condensation or humidity, moldy odors, issues, leaked roofs, and plumbing leaks.

  • The second phase involves the visual inspection. It is when we go to all accessible areas of the house and search for water penetration and presence of molds. Special tools such as moisture meters, hydrometers, borescopes and thermometers will be used.

  • Sampling is done in the third step. Here, we collect air samples. We do air sampling because molds disperse their spores into the air. By doing this, we can make sure that even those molds hidden from sight can still be detected. We will take samples from both your indoor and outdoor air.

  • The fourth step is sampling analysis which we do in our laboratory. We identify the types of molds gathered and come up with a rough estimate of the number of spores per cubic meter of air.

  • Then, we give a report of our findings. You will receive an email from us containing digital images and information spore levels, mold types and locations of molds in your home.

Tools & Equipment Used

We use special tools and personal protection equipment (PPE). We use a flashlight to check dark corners and enclosed spaces. To check for wet areas, we use a moisture meter.

We also bring a digital camera to take pictures of sampled surfaces. For possibilities of moisture penetration, we use an infrared camera. A humidity gauge is necessary for checking areas with unusually high humidity. To check mold growth behind walls, a borescope is used. With this instrument, we can inspect walls without damaging the drywall.

Once the inspection/testing is completed and you decide to hire Action 1 Restoration, as part of the process to remove the mold is also disinfection of the contaminated area.
