The Board of Mortgage Loan Originators Welcomes Dena Marie Falbo

Dena has been in Sales and Business Development for over 25 years and currently is a Corporate Account Manager for Advantage Credit. She specializes in Customer Service and Operational efficiency and creating revenue for her clients by using resources, experience and foresight. She is an entrepreneur who started and sold 2 businesses and continues to advise the Roofing business that is owned by her husband David. She is a member of the CMLA Membership Committee as well as the CMLA Leadership Forum and a graduate of the CMLA Mortgage Leadership Program.

Dena is a Colorado native and she and her husband have 3 beautiful daughters, one lively and joyful grandson and they reside in Westminster. They have a very large and close family and enjoy boating in the summer and entertaining all year round. Dena enjoys cooking and baking and spending time with her handsome grandson.

Update on Seller’s Property Disclosure Form - Commercial Property

The Colorado Real Estate Commission, at its February 6, 2018 meeting, adopted a Seller’s Property Disclosure (SPD) Form for Commercial property (SPD19C-2-18) (Mandatory 2-18). This mandatory SPD form is now available for use regarding commercial property transactions.

Appraiser Qualification Criteria and Examination Requirements

The Appraisal Qualifications Board of the Appraisal Foundation has recently changed the Real Property Appraiser Qualification Criteria. A summary of these changes, which are effective May 1, 2018, can be found on the Appraisal Foundation Website.

The Division will be undertaking Emergency Rule-Making before the Colorado Board of Real Estate Appraisers on April 30, 2018, in order to incorporate and be in compliance with these new appraiser qualifications. Once those rules are adopted, the Division will incorporate the new qualifications on its website.


Division Staff Outreach in 2018

The first quarter of 2018 has given Division staff the opportunity to reach out in the community.

In January, Division staff met with Colorado consumers and provided them with tips to be wise in real estate transactions at the New Year New You Expo hosted by Denver Channel 7.

In March, Division HOA and CAM program staff attended the Rocky Mountain Chapter Community Association Institute’s 2018 Spring Showcase and Trade Show, where licensees had the opportunity to meet Division staff and get answers to questions regarding the community association manager program.

Shanneyvie Johnson, the HOA Information and Resource Center Officer, attended the Center for African American Health’s Annual Collaborative Health and Wellness Fair in Denver meeting with families seeking information about the neighborhoods where they live.

Division staff went long in April and caught up with mortgage loan originators at Sports Authority Field for the 27th Annual Rocky Mountain Mortgage Lenders Expo.

2018 Conservation Easement Appraiser Update Course Available To Be Administered And Taken.

The Division of Real Estate wishes to inform you that the 2018 Conservation Easement Appraiser Update Course has been finalized and is now available to be administered and taken. This course is established pursuant to Section 12-61-704(1)(k), C.R.S., through the Board of Real Estate Appraisers (BOREA), and is for the purpose of ensuring that appraisers have the education, training and expertise to prepare an appraisal of a conservation easement for which a Colorado State Income Tax Credit may be claimed.

Public Report regarding Conservation Easement Tax Credit Certificate Applications Submitted in 2017.

The Division of Real Estate, within the Department of Regulatory Agencies (DORA) has published the 2017 Annual Report for the Conservation Easement Program.

The Conservation Easement Program 2017 Annual Report, as required by §12-61-727 (13)(a), C.R.S., includes aggregate information on tax credit certificate applications deemed complete after December 31, 2016 and prior to January 1, 2018. The Report is current as of January 19, 2018.

2017 Annual Report from the HOA Information Center

As part of its function within the Division of Real Estate, each year the HOA Information and Resource Center makes available an annual report containing a legislative summary, complaint statistics and upcoming goals and objectives.

HOA Forums

Attend a forum to learn about the Colorado HOA Information and Resource Center and meet the HOA Information Officer, Shanneyvie Johnson. You will have the opportunity to voice your questions and concerns regarding HOAs. At the forum, helpful resources will be provided alongside a discussion of the rights and obligations of living in an HOA community. Topics and locations change monthly.
