We’re writing to inform you that the recent vote on the proposed HOA dues adjustment has passed. As a result, the new annual HOA amount will be $200, effective immediately.

Dear Homeowner,
To retain and enhance our property values, the Architectural Control Committee (ACC) will conduct the annual WORHOA Property Assessment on Friday, May 16, 2025. The ACC and Board review properties within the neighborhood each year to ensure compliance with community covenants.
Please know that this process is not intended to single out or police homeowners, but rather to support the overall appearance, maintenance, and value of our neighborhood in accordance with the WORHOA covenants. If a violation is identified on your property, you will receive an email notification by Wednesday, May 21, 2025.
We encourage all homeowners to complete a self-assessment of their property in advance. Key areas to review include:
Lawn and landscaping (watering and weed control)
Trees and bushes (removal of any dead vegetation)
Exterior house paint condition
Sidewalks and driveways (repair any crumbling or unsafe concrete; note that homeowners are responsible for sidewalks adjacent to their property)
Visible trash, trash cans, rubbish, or refuse storage
Storage of building materials or maintenance equipment in view
Storage of trailers, campers, or commercial vehicles on the property
Our community dumpster will be available starting Monday, June 2, 2025. Please use it to dispose of yard waste, including dead branches. The dumpster fills quickly each year, so we kindly ask that you break down materials as much as possible and load from the bottom. Please note: the dumpster is for yard waste only.
Additionally, since our subdivision does not have street lighting, homeowners who do not have a functioning lamp post are encouraged to keep a porch or garage light on at night. This small action greatly enhances the safety of our community.

Colorado Parks and Wildlife (CPW) reminds and urges the public to refrain from feeding wildlife. Under Colorado law, feeding big game animals is illegal because it puts wildlife health and safety at risk, and many cities have implemented additional feeding restrictions for squirrels and rabbits.

Please remember we live in Bear country and it is advisable that trash be put out the morning the day trash is picked up. Putting the trash out the night prior can result in trash being dumped by animals and spread through the neighborhood.

Latest recorded Covenants are now posted
January 25, 2023 annual meeting minutes are now posted
2023 Covenant update meetings: I sent two emails ( March 1, 2023 and April 14, 2023) to all 60 homeowners asking for interest of participation in the covenant updates. Only a few registered interests, whom I invited to the first two online meetings. Out of that group there has been a smaller team of participants who attended regularly and will now act as the update committee. We have moved through several sections of the covenants thus far and will continue from our stopping point each meeting. There is a short timeframe to get the proposed changes set to allow for attorney review and preparation for a vote.
