Purpose: The Architectural Control Committee (ACC) exists to maintain consistent and compatible harmony within the Westleaf Manor community. While it is not the intent of this committee to restrict individual taste or preference, the ACC is responsible for the review and approval of proposed alterations, additions or improvements to the exterior of the dwelling located on any lot in the Westleaf Manor community as detailed below and in the Covenants.
Reminder: If you are adding or constructing any of the items listed below with and asterisk (*) , an application must to be submitted to the ACC for approval PRIOR to starting construction.
- All projects must be fully completed within 1 year of ACC approval date.
- ACC will not approve any application until all HOA dues are paid in full.

REQUIREMENTS
*Sheds or Outbuildings (ACC Application Required):
Sheds or outbuildings larger than 210 sq. ft. are prohibited.
Sheds or outbuildings over 120 sq. ft. require a permit from Elkhart County Building Department.
Metal or plastic sheds or any building of a temporary constructions are prohibited.
Must be vinyl sided to match the house. Wood or aluminum siding prohibited .
Roof must be asphalt shingles to match the house. Metal, rubber and wood shake roofing is prohibited.
Must have minimum 8" soffit overhangs on eaves and gable ends. Deviations may be granted, at the discretion of the ACC, for gambrel roof designs or for sheds on exterior lots that are not as visible.
Roof pitch must be 5/12 pitch or higher.
Lot drawing showing shed placement must be signed by adjoining neighbors and submitted with the ACC application.
Sheds cannot be placed on Easement areas shown on the Westleaf Plat Drawings. Sheds cannot interfere with storm water drainage into retention ponds.
Deviations from any of the requirements above must be approved by the ACC.
*Fences (ACC Application Required):
Must be made of vinyl or PVC material. Wood or metal chain link is prohibited. Vinyl coated chain link may be allowed at the discretion of the ACC.
Maximum height of 2'6" tall on side yards (in front of rear most portion of house)
Maximum 6' tall in back yard.
Deviations from above must be approved by the ACC.
*Pools (ACC Application Required):
Above ground pools are prohibited under all circumstances.
Temporary child or kiddie pools smaller than 6' diameter are ok!
Deviations from above must be approved by the ACC.
Pool sheds and/or location of pump/filter/heater equipment must be included on the application and the site drawing.
A fence at least 44" tall or a retractable safety cover must be installed within six (6) months of pool completion.
A site drawing must be submitted showing the pool location and must be signed by your adjoining neighbors.
Basketball Goals: Cannot be attached to a dwelling unit (house). Basketball hoops and backboards can be attached to metal poles and placed in appropriate locations on the lot, as specifically approved by the ACC.
*Basketball Courts (ACC Application Required): Must be approved by the ACC.
*Driveways (ACC Application Required): Must be made of concrete a minimum of 4" thick. Stone, dirt or cinder driveways are not allowed.
Signs: Signs are not allowed except for advertising a dwelling unit and/or lot for sale.
Satellite Dishes, Antennas and Utilities: TV, radio or satellite dishes are not allowed anywhere on the lot itself. One satellite dish of 20" diameter or smaller is allowed on the back 1/2 of the roof of the residence.
Mail Boxes: Must be same size, style and color as the standard mailbox utilized throughout Westleaf Manor.
