The HOA Board, following the directive given them at the 2024 annual meeting regarding our Covenants and Standards, has done the following:
1. revised the Architectural Standards with clearer, more definitive language
2. presented two Bylaw amendments regarding enforcement that were passed by the HOA
3. developed, passed, and presented at the 2025 annual meeting, a covenant enforcement policy, which can be found in “Key Documents” on the home page as well as in the “Other Association Documents” on the documents page

Hello Neighbors,
Based on the Articles of Incorporation and our Bylaws, the HOA’s core responsibility is maintaining or improving your Vista Linda property values using two tools:
• Road maintenance and improvement.
• Promoting adherence to the Covenants and Architectural Standards.
At the Annual Meeting of the HOA last September, the Board of Directors reviewed the subdivision Covenants and Architectural Standards, while describing the goal of improving compliance with them. For those who didn’t attend, copies of both are attached and we encourage you to review them and take corrective action if you find items of your property that need to be addressed.
In that presentation, we reviewed past efforts to advise owners whose property is in violation of covenants or architectural standards, encouraging their correction, essentially on a “good will” basis. As in the past, your Board’s request will always be to seek corrective action with that approach. And regarding violations where we may request your compliance, our approach will always be confidential. This said, it is our intention to move toward broader compliance throughout the subdivision, consistent with NM Homeowners Association statutes.
Please give thought to your own property’s situation and actively address correction of any violations. If you have questions regarding your concerns, contact Billy Knight or one of us regarding Architectural Standards via the above email. He’ll be glad to review the situation with you.

THREE IMPORTANT REMINDERS FROM THE HOA BOARD
1. Taos County has a Night Sky Ordinance (posted below). Residents of Vista Linda need to make sure that their outside lights at night do not disturb their neighbors unduly with lights too bright or poorly aimed.
2. Taos County has a leash law. Keep your dogs on a leash.
3. The Vista Linda development has Architectural Standards and a committee to review all plans for all buildings, outbuildings, and other improvements, which must be approved whether the planned improvement requires a Taos County permit or not.
