Recently, there have been several instances of leaking toilets from upstairs units doing very expensive damages to the lower units. The damages done from leaking toilets are the owner's responsibility and not the HOA's. These repairs can get very expensive. Therefore, preventive and proactive repairs to old toilets are important.
Upper unit owners: please make sure your toilet does not leak. Observe the floor around the toilet to make sure there is no sign of moisture.
Lower unit owners: if you notice a wet spot on your ceiling, immediately notify the upper unit owner to repair a leak in their unit. If you aren't able to contact the upper unit owner, contact the HOA management company immediately.
