Frequently Asked Questions about 949 Emerson
Do you allow pets?
Unfortunately the building does not allow pets.
What is the parking situation like?
You get one reserved spot in a garage. Turning radius is a little tight, so you aren't going to get your Escalade in there... but as long as you have a normal turning radius, you'll be great. The garage is secure and you will get a garage-door opener. There is on-street parking for additional cars, and it's one of the few blocks in Capitol Hill that is easy to find street parking - since all the buildings in the area have plenty of off-street parking.
Can I have a Satellite Dish?
No - the unit is wired for Comcast, and dishes are not permitted by the building.
Can I have a gas grill?
No - there is a shared grill on the patio for everyone to use - tenants are not allowed to add their own.
Can I store a bike?
Yes - the building has locked bike storage in the basement.
Is there AC?
Yes - we have a good window unit for the West bedroom. The building does not allow window units on the front (East) side of the building - so only one bedroom has AC. This is why the unit is better suited as a one-bedroom + office configuration.
Can I mount a flat-screen TV on the wall?
No - the walls are traditional plaster, which is basically cement - a mounting bracket will damage the historic walls.
Is there an elevator?
No - the unit is on the 3rd floor (top floor) so there are 3 flights of stairs to climb. The good news is that no one is above you, so you can enjoy serenity at treetop level. And it's a little cardio workout bringing up groceries.
What is the laundry situation like?
There are 2 sets of washer/driers in the basement. It was $0.50 per wash/dry as of 2020. The laundry room is shared by 12 units - but many of the other units have laundry in their units so the common laundry room is lightly used.
Rental Process
Before Signing the lease:
You must complete a separate application for each permanent resident
You must complete a TransUnion background check (cost is $40 per applicant). TransUnion will send you an email - you pay by credit card, which acts as your digital signature to release your background report.
The background service is: https://www.mysmartmove.com/
You must pay a $1000 holding deposit. This holds the apartment for you and will be credited toward your first month's rent. If you do not move into the apartment, you forfeit the holding deposit.
The day you sign the lease:
Read the building rules and regulations (below) and sign that you agree to live by them
Read and sign the lease (an example lease is attached below)
Read and sign all disclosures (Lead Paint, Smoke Detector, Denver Tenant Rights & Resources)
Schedule a moving truck or trailer... you need to reserve UHaul trucks ~3-4 weeks in advance.
Schedule your renter's Insurance to begin the day your lease takes effect. List SkyVine, LLC as an 'interested party' when you apply and they'll send us a proof-of-insurance letter every year, saving you the hassle. If you don't have an agent, call Gary at 303-989-8403.
Prior to the day your lease begins:
You must prove you have renter's insurance scheduled to begin the day your lease starts.
Pay the $1000 damage deposit.
Pay your first month's rent (minus the holding deposit)
Pay the $150 move-in/move-out fee
Conduct an inspection with the property manager, fill-out and sign a report of any damage.
All the above must be separate checks or Venmo transactions, with their purpose written in the memo field.
