What is the parking situation like?
You get one covered spot in a car-port on the ground level. The area is fenced-in, and you will get a garage-door opener that opens a gate to let you in and out. There is on-street parking for additional cars, and you can a resident parking pass from the city that lets you park a second vehicle on the street, close to the building over night. Even if you don't have 2 vehicles, I recommend you get one of the city resident passes for guests.
Do you allow pets?
Yes - with conditions. First, we have to meet your pet and approve. There is a $25/month pet rent. This helps cover the cost of carpet replacement. The building in general is pet friendly, but your pet only gets 2 strikes... the second time your pet is written up by the building, you become in violation of your lease and you have 29 days to either leave the property or permanently remove the animal. Also, if the building issues any fines for you or your pet, you are responsible for paying them. Again, the building is pet friendly, but barking all day in your apartment while you are away, or barking on the balcony at cars and people passing by are are not tolerated by the building. Pets that urinate in the apartment are not tolerated. Puppies under the age of 9 months are never allowed, nor are very old pets.
Can I store a bike on the Balcony?
No - the building only allows patio furniture and plants on the balcony. There is a bike rack in the back of the building, within the security gate - which is somewhat safe, or if you have an expensive bike, you can keep it in your spacious storage closet in the basement.
Can I have a Satellite Dish?
No - the unit is wired for Comcast, and dishes are not permitted by the building.
Can I have a gas grill on the balcony?
Denver law only allows small gas grills that use the little 1-pound propane tanks in buildings over 4-stories. Charcoal grills are against the law. If you are not sure how big your propane tank is, ask yourself if you could easily carry a box of four tanks at the same time. If the answer is 'no', then you don't have 1-lb tanks. You can find adapters on the web to convert your full-sized grill to use 1-lb tanks, but they do not work well - the little tanks can't power a grill designed for a full-sized tank. Your best bet is to craigslist your full-sized grill and buy an apartment-friendly one. They sell them at Home Depot, Walmart, Ace - practically everywhere that sells grills, and the small grills actually work pretty well.
Can I put one of those plastic storage closets on the balcony?
No - only patio furniture and plants on the patio. Also, you cannot have anything that is higher than the railing, so no tall plants, and no planters that hang along the railing.
Rental Process
Before Signing the lease:
Every tenant who will be living in the apartment must complete their own application.
Every tenant also pays $42.99 to TransUnion by credit card for a background check. The background checking service will send you an email - you pay them directly and agree to release your background report to SkyVine.
The day you sign the lease:
Read the building rules and regulations (below) and sign that you agree to live by them
Read and sign the lease (an example lease is attached below)
Pre-pay the first half of your first month's rent. This holds the apartment for you. If you do not move into the apartment, you forfeit the holding deposit.
Read and sign all disclosures (Lead Paint, Smoke Detector, Denver Tenant Rights & Resources)
Schedule your move-in day. The building only allows one move per day, and the first of the month can be busy - so you need to schedule early.
Schedule a moving truck or trailer... you need to reserve UHaul trucks weeks in advance.
Schedule your renter's Insurance to begin the day your lease takes effect. List SkyVine, LLC as an 'interested party' when you apply and they'll send us a proof-of-insurance letter every year, saving you the hassle. If you don't have an agent, call Steve at 303-989-8403.
Prior to the day your lease begins:
You must prove you have renter's insurance scheduled to begin the day your lease starts.
Pay the 2nd-half of your first month's rent.
If applicable, pay the non-refundable pet fee ($400) plus the refundable pet deposit ($500) - separate checks, please.
Pay the $1500 damage deposit
Pay the $150 move-in/move-out fee to the building
Conduct an inspection with the property manager, fill-out and sign a report of any damage.
All the above must be separate checks, Venmo or Zelle transfers.
