Accommodation in Lisbon for students. Rooms in shared flats @central Lisbon.
Lets suppose your month rent is 250 per month ( if the value of your room is different you should adapt the amount to that Value)
You do not need to send any money for reservation; you just need to pay when you get the keys of your room and of the flat.
You must plan carefully your financial inputs and forecasts in due time, because when you book a room in our flats you agree to comply with the initial and monthly payments.
Failing to comply with your commitments give the owner the right to terminate immediately the contract or the accommodation agreement
So after seeing the room and the flat and accepting to take it, when you get the keys of the flat and the room you should pay 250 euros in advance as deposit; That money will be used for payment of your last month of stay.
Plus 250 euros of the rent of first month and a provision deposit of 30 euro concerning the variable consumption of one month. This money (30 euro in the average monthly sum of values of water gas ans electricity) is also used to pay the last month values of variables.
Total amount due upon getting the keys of flat and room is 250 + 250 + 30 euros therefore 530 euros;
then in the beginning of each month you should pay your rent and variable consummations of the previous month... and so on...
If you want to leave before the time we have agreed in the beginning you should always give a pre-warning period of 30 days and provide access to your room to potential tenants that want to rent it after your departure.
Failing to give the pre-notice period before you live gives the owner the right to use the caution money as compensation.

General booking and pricing policies of our student flat sharing:
Concerning our rentals and bookings in advance:
1-Please note our standard ratings are for renting the rooms for one semester (5 months minimum). First semester starts at September 1rst. Second Semester Starts February 1rst,
2-We are being emphatic about the previous point because in the last semesters, we had several students that promise in the booking that will be stay for 5 months and them they strayed only 3,5 months. ( We are not interested in short rentals, at least our standard ratings.); Our rates remain unchanged for the last 5 years, and just for your information the current market price for a room in Lisbon in the areas we provide accommodation, with location/quality of ours is now around 400 € per month. Our standard rates are clearly below market rates but only if student stays in a long term basis 5 months minimum.
3-Therefore we are changing our payment rules to accommodate those cases where people are not sincere in the moment of booking. This pattern occurs with some universities or institutes that instead of have academic semesters. of 5 months have turned their academic semester is trimesters or quadrimesters. As its seems the case of ISCTE and ISCAL so be aware particularly if are going to study in this institutions.
4-For each of those persons that stayed 3 months I had to refuse more than one that wanted to stay 5 months or longer. And despite those tenants have take knowledge and agreed in the booking process to pay more if they leave earlier . In the messages they exchange with me, communicating that would leave earlier than they have said on the moment of booking, it they seem to have forgot those points that have agreed before.
I have to explain over and over by message the rules they had agreed in the moment of booking. This process have been very stressful and time consuming for me therefore I do not want to pass for the same process and lose my time explaining it again . I want the new bookings to crystal clear about this point.
5- Taken in consideration points 1, 2, 3, 4 the rentals with pre-booking for semester start always and are charging from February 1rst.
If the student that has made the booking arrives after this date. If they arrive earlier the charges start at day of arrival. This will be always applied if the student stays 5 months or less.
6- If in the overall stay the student will stay exactly 5 month or more days, Then we will be charging exactly the days that the student will stay in our flats, even if the student has arrived after February 1rst, ( In the the beginning the student will pay from February 1rst and then in the end they will receive a credit of those days they have payed before the time of arrival)
7- For each n days the student will stay above 5 months not completing an entire month, the rate will be calculated by the following formula.
(NR €/30)* n + (n*1 €)
Where NR its the normal standard rate for a month in the room.
n = nr of days
1€ refers to the daily consumption of variables (water +gas + electricity).
8- Payment due schedule upon receiving the keys if you stay 5 months
day 1 ( 1 month rent NR+ 1 month deposit NR + 30 € deposit for Variables (water+gas+ electricity)
day 30 ( 1 month rent NR+20%)
day 60 (1month rent NR + 10%)
day 90 (1 month rent NR)
day 120 ( Use of deposit of day 1+( surplus 20% day 30 + surplus10% day60 + value needed to pay variables from day 1 to day 90)
if you stay longer than 5 months after day 120 for each month you will pay ( NR value + variables of the previous month)

Explanation of our rates ( This text has been introduced before December 2017)
1-Every room has its normal rate: this rate is based in the area of the room, the location and market value of the flat.
2-For anticipated reservations we do not need money in advance. If the reservations are made by Internet, for the first Semester starting September, October and 2nd semester starting January February March If the period of your stay will be inferior of 5 months, then some surcharges over normal rate can apply. This is because for anticipated reservations, the room you have choose normally must be free before and hold sometimes for several days and weeks before your arrival.
3- If it is the case, and by any reason your rental period will be less than 5 months then different rates apply as you may read it bellow.
4- Please remember in our student flatshare we rent rooms by month not by day, or week, especially if your stay will be less than 5 months. ( so the monthly rate posted reflects this reality.) if you decide to stay less than the complete month, and your overall stay will be less than 5 months than please take notice:
If you will stay less than 5 month-You can arrive any day you want, but every biweekly started is due.
For example: If you're planning on staying from the 6th of February to the 7th of March, you'll be charge for the whole month of February plus half of March, apart from this.
5- If you enter in our rooms in the middle of the academic semester ( Months March, April, May, June, July, August, November December) by any reason we will have rooms available the rate that will apply is the normal one, provide your stays coincide or starts before the beginning of a semester or is superior to 4 months.
Our prices are based in 5 calendar months rental terms: if we book and reserve the room before your arrival, for the period starting at:
September, October Or January, February, March
And by any reason the rental period will be shorter than 5 months and involves a pre booking period, then the price per month rental will increase.
Between 5 - 4 calendar month terms Base price plus 10%
Between 4 -3 calendar month terms Base price plus 15%
Between 3 - 2 calendar month terms Base price plus 20%
Between 2-1 calendar month terms Base price plus 30%
All rentals are one-month minimum despite the days you will stay.
During holidays period (Mid July August and Mid September) for short stays the normal rates are applied.
Example how to proceed with payments in a 5 month or longer stay, from your arrival
Example of a month rent of 200 or 300 euros :
In case you have had a pre agreement rental of 5 months or greater, and you decide for your convenience whatever the reason, to stay less than it was mutual pre-agreed, therefore the average month prices are those that apply to the time you effectively stayed in our flats. (Example in the above column) in that case the owner has the right to hold the proportional amount from the deposit money you have delivered with the first rent.
Why are this price policies instituted?
Please remember our rental prices are based in the value of the property, plus city taxes, building taxes and, internet and cable TV costs, depreciation of equipment, kitchen hardware and bed linen supplied, and the assumption that is room will be rented in average 10 to 11 months per year.
By booking a room in advance for a certain days this would mean that the room would be free a certain number of days before your arrival and, will be free a certain number days after you would leave the flat.
The shorter is the period of your rental the higher would be the number of the days that your room will be free, because after the beginning of semester its much less probable to rent the room to another student
Why is not this policy applied with non-pre bookings and in the availabilities between April and August, and November to December.
Please remember that we are a student flat share, and if we still have free rooms after the beginning of semester, than in order to have the average occupation rates higher( that means that our average prices stay low), we may accept new roommates, that are going to fill the gaps until the starting of new semester.
Particular Payment Rules Concerning the Double rooms in the LisbonRoms2you student flatshare
In our student flatshare we do have some Double rooms, those rooms are intended to be rented to couples or to 2 friends that are closed to each other and know each other previously. Please note we do not rent each bed separately.
The initial double room prices per person are therefore based in the occupancy in the room by two persons, if by any reason one of the tenants arrives first than the other, the rate that is due during that period is the full double. If one of the roomamate leaves the room previously than the other after the 5 months rental period. The rate for the remaining student must be updated from the period he/she will stay alone in the double, to the rate of the most expensive individual room in that flat.
If there is a free individual room in that flat and the owner needs the double room to be rented as a double, the remaining tenant must agree to move to that individual room.
For example if the price of a double room in a given flat is 380 per month and the most expensive individual room in that flat is 285 euro.
Example double room rate 380 per month - most expensive single room in the same flat 285 euro
: When 2 friends are living together in the room the price of each will be 190 euro per month; But if one tenant leaves first therefore the only one tenant remaining will start to pay from that moment 285 euro per month.
