Accommodation in Lisbon for students. Rooms in shared flats @central Lisbon.
Dear tenant,
Once you will decide to book or rent a room in one of our family flats, who became a part of our "family" network of student flatshare in Lisboa.
We would like to welcome you and to wish good luck in the new period of your lives, in the academic and personal aspects.
This rules have the purpose to explain and fix some basic aspects of the functioning of the apartment that will go to be shared, and avoid future misunderstandings, towards the other roommates and the owners.
1- There are private part of each tenant - The room - that was allocated to you. By accepting to live in one room of our flats you are obliged to respect all the Portuguese national and municipal laws! if by any means should the tenant infringe the Portuguese laws and or rules, towards other citizens rights, neighbors, other roommates in whatsoever aspects, this gives the owner to terminate immediately the lodgement agreement between the tenant and the owner.
2- There are common parts of the house to be shared by all tenants, the bathroom, the kitchen, the entrance hall and the respective utensils.
3- The accommodation in the room is negotiated with you, the tenant, on an individual basis, is not therefore possible to be transmissible to a third person or been shared with another person without previous consent of the owner.
4-In our student flatshare we do have some Double rooms, those rooms are intended to be rented to couples or to 2 friends that are closed to each other and know each other previously. Please note we do not rent each bed separately.So its up to the student to find the right roommate. The initial double room prices per person are therefore based in the occupancy in the room by two persons, if by any reason one of the tenants arrives first than the other, the rate that is due during that period is the full double. If one of the roommates leaves the room earlier than the other after the 5 months rental period. The rate for the remaining student must be updated from the period he/she will stay alone in the double, to the rate of the most expensive individual room in that flat.
5- There are allowed visits on the part of family and friends, but must have a purpose eminently social or academic (study), they must have in attention the fact not to disturb the periods of rest or of study of the other roommates,disturb the neighbours or broke the municipal rules and laws regarding noise in residential buildings.
6-The roommate that wants to bring friends or family to the apartment, must whenever possible to announce previously and get tactical approval of the other roommates.
7-Getting someone strange stay overnight at your room must be seen as an extraordinary event, and as such must get previous approval by all hosts and communicated always to the owner.
8-If by any means you receive a visit from a close family member that, after approval is going to stay in your room for a couple of days, in any circumstances the stay must be superior to one week, always that presence should be communicate to of the owner and must be seen has a extraordinary event.
9- In the case of some room is free of the time of your guest person arrives at the flat, and he or she by contort, want to occupy that room instead of staying in your private area, Then he or she will pay the normal diary fee (NR/30) * nr of days of that room with a surcharge of 1 € per day, for variable consumptions, provided that at the end the responsible person wash clean and dry every piece of room bad cloths, towels etc that the guest has used in that room.Should the clothes and room not be clean at the end, surcharges of Laundry and cleaning may be applied to the responsible person.
10-The house is supplied with basic appliances whose maintenance will be assured as soon as possible in case of necessity by the owners: Cooker, freezer and fridge, washing machine, dish machine, water gas heater, Modem
.
11- Simultaneously by courtesy of the owner, the flat is supplied in the beginning of rental with some equipment and items that have already been used by previous tenants, whose substitution in case of damages it is not of the responsibility of the proprietors namely: TV set, clothes, toaster, iron of bed and towels; Despite we are happy to supply all this issues, please remember you are renting a normal house, not paying a hotel. Therefore they will be substituted when the owner has the opportunity to do it.
Therefore if some of those items fail its not the responsibility of the owner to substitute them , they will be substituted on a voluntary basis only. ( Those items supplied by courtesy are not included in the rental agreement, nor they make part of the amount you are paying for) If you wish to substitute you may do but there will no refund whatever the circumstances
Despite we supply and furnish clean linen, and towels an cooking frying pans, those are not included in the rental, therefore if you think the frying pans, linen and towels need to be substituted or you want to use new, you can do it but those values are not included in the rental prices.
12- The common parts of the flat must be auto clean by the all the tenants, in order to be clean and proper according to common sense rules;
13- The host must accept and collaborate in all rotated cleaning schedules of common parts, democratically approved by the majority of flatmates.
14-Upon using the kitchen, you must leave all hardware, plates, dishes etc, washed and clean, ready to be used and in perfect condition for the next person who needs to use it after. 15- By previous accorded rules it is not allowed to smoke inside the apartment,; also it is strictly forbidden to introduce or consume psychotropic or stupefacient substances or illegal drugs in the interior of the apartment, should this situation occur it gives the owner to terminate the contract immediately.
16-It is express forbidden to use glue tape, clamp nails or screws or fix accessories in the walls that damage the paintings, should this situation occur and the paint will be damaged the owner can charge the tenant the correspondent value due to repair the wall. In case its needed to place some fixed appliances in the walls of the room or the flat this will always have to be placed by the owner.
17-Associated Costs of Gas , Electricity and Water consumptions,
These costs will be supported by the tenants; Monthly (at the beginning of each month) the values read in the accountants are reported and the correspondent amounts in euros. This information will be sent to you by email and you shall pay it.
18 –Cable TV and Internet. The costs of signature of the service will be supported by the owner, the INTERNET signature includes a responsible policy download data of international traffic. This value is adequate to a normal use of the Internet, Skype use etc. Extensive download of video and or sound files can easily surpass that traffic limit of responsible, in that case the Internet Provider will apply data traffic charges or slows the average Internet speed that will affect all hosts.
File sharing and Internet downloads that infringe copyright rights to authors are strictly forbidden. The IP addresses of the flat network are easily traced by ISP providers and thus these acts can be easily subject to judicial prosecution.
19- Correspondence received addressed to the owners: All the correspondence received on behalf of the owners can be dropped in the existing mailbox inside the flat.
