Prior Approval Requirement (from Section 8(a)):
As stated in Article III, homeowners must obtain prior written approval from the Planning & Review Board (PRB) for any exterior changes to their Lot or Unit. This includes:
New construction, additions, or reconstruction
Landscaping
Alterations (including paint color changes)
Improvements, attachments, or any other modifications
PRB Authority and Enforcement
The PRB can prohibit or require removal of any exterior appearance, use, or activity that violates the Declaration or harms the community's residential character, property values, or desirability. Violations of PRB rules are enforced by the Board of Directors on behalf of the Association.
How to Apply for Exterior Changes To help ensure compliance, homeowners must submit an application before starting any exterior work:

If you don't have an account, create one during the process (it's quick and secure).
Complete the online form with details about your proposed changes.
Upload all required supporting documents (e.g., plans, drawings, material samples, color swatches, site photos).
Submit your application—it will be forwarded to the Rip Tide Planning & Review Board. The PRB has 30 days to review and respond. Start early to avoid delays!
