Rip Tide is a beautiful, deed-restricted beach side community in Jacksonville Beach, Florida, where well-maintained homes and shared standards help preserve our neighborhood's charm, property values, and relaxed coastal lifestyle. Managed by BCM Property Services and guided by your elected Board of Directors, we all benefit from the Covenants & Restrictions that keep our community welcoming and attractive for years to come.

Important: Any exterior changes to your home or lot (including landscaping, paint colors, additions, sheds, bulkheads, or enclosures) require prior approval from the Planning & Review Board (PRB). Meetings:

Board Meetings

The Board of Directors meets the second Tuesday every other month beginning in April. Meetings convene at 6:00pm.  All owners are welcome.  Meetings are held at the South Beach Community Center on the corner South Beach Parkway and Osceola Avenue.

Annual Meeting

The annual meeting is held in February. The meeting is held at the South Beach Community Center on the corner South Beach Parkway and Osceola Avenue at 6:00pm.  All owners are encouraged to attend.
