Covenants and Restrictions:
-Any desire to make modifications to the residence, outbuildings, mailboxes, fences and walls, driveways, or other site improvements (such as adding on, removal of trees/shrubs, addition of a storage building, or major yard work) must be approved by the Design & Review Committee (DRC). The form to submit your request is in the Resource Center. (article 5)
- Residences are for single family use. (art. 6, sec 1)
- Pets: Household pets are permitted (provided they are not a nuisance, not allowed to run loose, not aggressive or excessively noisy, their waste is disposed of properly, and not raised for commercial purposes). Any houses must be placed so they are not seen from the street or adjoining yards. No stable, poultry house or yard, rabbit hutch, or similar structure is allowed. No livestock of any nature is allowed. (art 6, sec 3)
- Two cars or less parked outside the garage (This allows 4 cars if 2 are inside the garage). (art 6, sec 4)
- Vehicles must be parked on the drive. No parking on the grass (exception for short loading and unloading periods)(art 6, sec 4)
- Overnight parking on the street is not allowed (exception for a periodic visitors) (art 6, sec 4)
- Campers, boats, and/or trailers may not be stored on the lot unless they are completely shielded from view of the street and adjoining property. (art 6, sec 4)
-Trash cans must be kept out of sight or behind an enclosure that matches the home. (art 6, sec 5)
- Offensive activities are not allowed in the common areas or on individual lots. Activities on common areas must not cause embarrassment, discomfort, annoyance, or nuisance to others, or possibly result in the cancellation of insurance for the common area, or is against any law, governmental code, or regulation. (art 6, sec 6)
- Lots are not to be used for business purposes. (art 6, sec 6)
- Assembling or disassembling of motor vehicles that leads to unsightly or unkempt conditions is not allowed. (art 6, sec 7)
- Exterior of homes are to be kept in neat and attractive conditions. Included but not limited to, painting, repairing, replacing and caring for roofs, gutters, down spouts, building surfaces, trees, shrubs, grasss, walks and other exterior improvements. (art 6, sec 8)
- Yard signs are not allowed unless given written permission from the board. Property For Sale signs are to be no more than 3 feet square. (art 6, sec 11)
- Temporary or permanent residence are allowed on any lot (trailer, mobile home, basement, tent, shack, garage, barn or any other out building) (art 6, sec 12)
- Enforcement of the Covenants and Restrictions may be enforced by any lot owner. Failure to enforce any of the Covenants and Restrictions or other provisions does not deemed a waiver of the right to continue the violation. (art 10, sec 3)
- Violation of the covenants may subject the violator to a fine of $50 per day for each day in which the violation continues as well as any attorney fees due to the enforcement of the covenants. (art 10, sec 3)
5.0 Design Standards:
- Prior to making any alterations to a site, building and site plans must be submitted for DRC review. The form for submission is attached below.
- The removal of significant trees on a site will require a DRC review. Hardwood tree over 8" in diameter can not be cut without prior written permission from the DRC. (sec 5.1, vegetation)
- Roofing materials need to be cedar shakes or shingles, fiberglass or asphalt shingles in colors and textures which complement the balance of the colors and materials selected for a residence. Very light colored roofs are discouraged. (sec 5.2, Roofing Materials)
-Exterior Colors: Siding and stucco colors should be lighter earth tone colors that are compatible with the colors of the natural landscape. (sec 5.2, primary exterior colors)
- Trim Colors should complement the primary color of the home and not be bold. They should be a distinctive yet subtle complement to the home's primary color. (sec 5.2, Trim colors)
- Decks: All decks must be stained in natural tones complementary with the balance of the exterior of the color scheme. (sec 5.2, decks)
- No play equipment, including but not limited to basketball goals, trampolines, etc will be permitted on or in front of any dwelling and needs to be out of view from the street and screened from neighbors. (sec 5.02, site accessories)
- Plant Material
- Outbuildings will match the home (siding and shingled)
