The best way to get our attention is via email, text, or voicemail. In order to save you time and money, please follow these application instructions carefully!
1. Please read and agree to our Application Acceptance Policy. If you meet all of the requirements of the policy, you will be approved to lease the property.
2. Please submit a separate Rental Application Form for EVERY person over the age of 18 intending to occupy the property, even if they will not be responsible for paying rent. Credit and criminal reports will be pulled for each qualifying applicant. Non-refundable application fee of $30 via Zelle/Venmo/PayPal to our email address posongllc@gmail.com or Cash must accompany each application in order for the application to be processed. If your application has been approved and a lease agreement has been signed thereafter, the applicant will be reimbursed for the application fee during the second month of stay. 3. Open house hour is the only showing time and usually on Saturday and Sunday between 1-2pm until a lease is signed. No appointment is required for open house! Please refer to current listing for exact date and time.
4. Please email the completed application and all supporting documentation to posongllc@gmail.com. The applications are processed upon receiving the following supporting documentation.
Copy of driver’s license or other valid government issued ID
Copy of Social security card
Employment/Income verification - latest paycheck stubs, employment letter, last year’s W-2, income tax returns, retirement benefit statements, bank statements, etc.
5. Once we receive the application fee, the rental application, and all supporting documentation, it usually takes about 2–3 business days to process. You will then receive a notice of acceptance or rejection by email or phone.
6. Utilities are not included in the monthly rent. Total move-in cost for our rental properties is usually the first month’s rent plus security deposits equal to one month’s rent. Non-refundable pet fee is $300 for the first pet, $200 for each additional pet, plus $30 pet rent per month.
7. If you want to reserve the rental property before move-in, you need to sign a Holding Deposit Agreement. The rental property will not be taken off the market and reserved until a holding deposit (equal to one month’s rent) has been paid, and a Holding Deposit Agreement has been signed by both the tenants and the landlord.
8. It is required to submit Holding Deposit, Security Deposit, Initial Rent Payment, etc. via Zelle/Venmo/PayPal to our email address posongllc@gmail.com or Cash.
