Plan/Report illustrate the location of buildings, structures, physical features relative to the boundaries of a property. It also shows the extent of easements, on or immediately adjacent to the property. (see Boundaries and Your Land)
-Plans of subdivision:
These divide property into lots and set out boundaries for the first time after Planning Act approvals have been obtained. It is a fully monumented and first establishment of lot lines. Registration of the plan of subdivision will result in a new parcel register under the Land Titles Act for recording the instruments which affect the various lots, streets, blocks, etc.
-Reference plans:
Are prepared whenever a new boundary is created or when an existing description is no longer acceptable to the Land Registrar for registration of a document or to transfer a parcel of land from the Registry system to Land Titles. A reference plan is a graphic description and is extremely useful to eliminate the metes and bounds descriptions.
-Expropriation Plans:
Are prepared under the provisions of the Expropriation Act. They are used by government or other authorities to transfer title in land when an owner is unwilling to sell title.
-Boundaries Act Plan:
Are prepared under the provision of the Boundary Act to indicate the location on the ground of boundaries confirmed and certified under the act. The limits of a parcel of land are conclusive.
