What is covered in our HOA dues? Our monthly assessment covers exterior building maintenance, grounds maintenance, insurance, parking lot and sidewalk maintenance, dumpster rental, water, and management fees.
What is covered under lawn maintenance? The HOA covers the cutting of the grass and maintenance and up-keeping of the flowerbeds and plants.
Where do I put my trash? There is a dumpster located at the end of the parking lot. Trash is picked up every Monday. Please leave the dumpster doors and the gate to the dumpster closed at all times. Large item pickup can be coordinated with the town or taken to the county dump.
Does the community recycle? We encourage all of our community members to recycle. Each residence is in charge of placing their recycling in their parking spaces on Tuesday tonight for Wednesday morning pickup. Recycling bins can be purchased at any of the local hardware stores and many residences choose to use other containers.
What type of insurance does ORTHA have? Our association has a Master's Insurance Policy, Flood Policy, Commercial Wind Policy, and a Business Owners Policy. Insurance information can be found on this website.
Can I have a pet? Homeowners and renters are allowed pets. Tenant(s) leasing a townhome in the complex may have pets at the discretion of the homeowner. To reduce the likelihood of issues arising from tenants having pets breed restrictions are in place. The following breeds are not allowed to be owned by tenants renting in Osprey Ridge Town Home Association; Doberman Pinschers, Rottweilers, American Staffordshire Terrier/American Pit Bull Terrier, Akitas, Chow Chows, German Shepherds, and Wolf Hybrids. NO AGGRESSIVE DOGS OF ANY TYPE and NO DOGS OVER 50lbs. Pets should be up to date on their immunizations and under the control of their owner at all times. Please be mindful of your neighbors and pick up any fecal matter and dispose of it in the dumpster.
Where can I park? Each unit has two parking spaces. Vehicles parked in your spaces must be in working condition. Boats and trailers can only be parked in front of a residence for 14 days. No overflow car parking is available
How do I get access to cable? Cable is provided to every homeowner at no additional cost. (It's part of our monthly HOA fees).
When are board meetings held? Board meetings are held on an intermittent basis when the need arises. Board meetings are open to all homeowners and we encourage you to join us and provide your input. Regular board meetings are held in the homes of board members. Our annual meeting is held in the fourth quarter of the year. We usually rent a larger space to accommodate everyone who attends. You are highly encouraged to attend the annual homeowners' meeting. Information on the annual meeting will be provided to you in the fall.
How do I access my mailbox? When you moved in you should have received a mailbox key. If you do not have a mailbox key please see the HOA president for assistance.
I've never lived in a home that has a septic tank. Is there anything special I should know? Our septic fields are located behind units 1-5 and 15-20. The septic fields are fragile and should not be driven on or have heavy items placed on them for an extended period of time. The septic fields provide a nice green area for our neighborhood children and pets to play on. Please remember that the toilet is not a trashcan. Please only flush toilet paper. Flush-able wipes and feminine products can cause expensive damage to our septic tank.
Who is responsible for Windows? The homeowners are responsible for replacing or repairing of windows, screen, trim, window seals, or any other part of the windows. The homeowners are also responsible for there own sliding glass doors. The homeowners association is reasonable for the utility doors.
