By purchasing or renting a home in this neighborhood, you have agreed to abide by the Protective Covenants, Conditions, and Restrictions (CC&R's). The full version is located under Documents - you will find the rules under Article 10: Use Restrictions.
Below is a summary of these rules. These are not a legal substitute, so always read the official CC&R's before making a decision that may be impacted by them.
Article X – Use Restrictions
Nuisances: No noxious or offensive activity that causes annoyance or nuisance to the neighborhood.
Temporary Structures: No structures of temporary character (trailers, tents, shacks, motor homes, mobile homes) are allowed, and no prefabricated or relocated structure may be used as a residence on any lot
Signs: No signs may be displayed except the following (American flags are excepted)
For sale signs – only one allowed, and must be 2x3 feet or smaller
For rent signs – only one allowed, and must be 3 square feet or less
Political signs (90 days before election, and down within 15 days after the election
Subdivision identification signs (our Nottingham Woods monument)
Campers, boats, RV’s, commercial vehicles, and other non-passenger vehicles may not be stored on any lot except by the board’s approval unless they are in working condition and they are kept in a garage away from public view
Commercial vehicles which are servicing a house may be temporarily parked while the service is taking place
Commercial vehicles may be parked in view of the public with board’s approval
No disabled vehicles, campers, boats, boat trailers, RV’s, trailers or other non-passenger vehicles may be stored on any street for longer than 48 hours
Vehicles or other machinery may not be dismantled or assembled in public view
Pets, animals – no animals may be raised, bred, or kept except dogs, cats, and other generally recognized household pets of a reasonable number
No breeding and selling
No animal may run at large. All must stay on their owner’s lots at all times unless on a leash
Owners are responsible for cleaning up any animal waste
Garbage: No lot or common area may be a dumping ground for rubbish. Garbage, recycling, and yard debris cans may not be in public view except on garbage pickup day
Parking: Vehicles are not allowed in common areas unless they are legitimate service vehicles.
Business from Home: No lot may be used for manufacturing, industrial, business, commercial, institutional, or other non-residential purposes except by board approval
No detached building may be erected on any property without prior approval from the ACC
Fences and Hedges:
May not be closer to the street than the building setback lines
May be along the property lines in the side or back yard
All fences must be one of six styles (predefined) or another design approved by the ACC
Fences may not be more than 6 feet in height
Chain link fences are not allowed except for pet runs (after approval by the ACC)
Landscaping: At least 50% of the combined front and side yards must be lawn (excluding decks, patios, or sidewalks)
Landscaping must be cultivated, free of trash and other unsightly material
Grass may not exceed 4 inches in height
If an owner’s yard is not maintained, the Association has the right to maintain it and charge the owner
Owners are responsible for the removal of snow or ice in the winter
Antennae, Satellite Dishes and Solar panels are not allowed in public view
Clothes hanging devices shall be temporary in nature, may not exceed 6 feet in height, and are not allowed in public view
Window Coverings: No aluminum foil, reflective film newspaper, etc. may be placed on windows or glass doors
Oil and mining operations are not allowed on any lot
Street access to mailboxes must be maintained between 8:00am and 5:00pm
All houses must have at least a 2-car garage. They may not be enclosed and used for habitation, and garage doors may not be removed (except for temporary repair or replacement)
Sports facilities (basketball hoops, swing sets) may not be on the street or sidewalk or in the front yard
Water and Sewage systems Individual wells and septic tanks are not allowed
Holiday decorations:
December holiday lights/decorations may not be erected prior to November 15th
Other holiday lights may not be erected prior to 2 weeks before the holiday
Decorations must be removed within 30 days after the holiday. The HOA may remove them and bill the owner after this time period
Houses may not exceed 2 stories in height
All retaining walls must be approved by the ACC. Any wall higher than 2 feet may be required to be designed by an engineer.
Exterior walls of all buildings (houses, sheds, etc) must be wood, vinyl, stucco, brick, stone, paneling, or other material as approved by the ACC.
No house may be less than 1,000 square feet
Prohibited plants:
Noxious or invasive plants are prohibited, including:
Scotch broom
English ivy
Purple loosestrife
Reed canarygrass
Himalayn blackberry
Japanese knotweed
Household chemicals may not be dumped or disposed of within Nottingham Woods
