  • Our Vision - a new (innovative, sustainable, inclusive) concept for Suburban Residential design or intermingled townhouses, single family houses and duplexes and sharing greenspace and amenities. We see 7-8 units per acre. Durham needs housing.

The Durham Comprehensive Plan emphasizes the importance of revitalizing old commercial strips

before new greenfield commercial development. Let us take revitalization seriously.

  • A signal from Planning and Council to developers that they can rezone easily for greenfield to commercial, the old, sad, worn-out strips will remain empty and abandoned as eyesores along the streetscape.

  • Durham is in such high demand and the Planning Commission and City Council are in a unique and powerful position to impact the future of Durham Suburban Residential. Once a new model exists others will follow, and Durham will gain a reputation for quality and high standards.

  • Push Developers to innovate residential rather than financially incentivizing them to go for zoning changes on greenfield residential land. Our community needs residential housing.


Durham needs housing - not new commercial zoning - at this corner.

  • We are saturated with supermarkets (6), convenience stores, and tired old 1970s commercial strips within 3 miles of Latta/Guess. Old commercial strips encompass all of Roxboro road and most of Guess from I-85 to Rose of Sharon.

  • There are 11 big box pharmacies north of I-85. New commercial in saturated areas means that established outlets will not survive.

  • The Comprehensive Plan stipulates a distance between commercial nodes for development, and there is a node (CN) at the intersection of Guess and Umstead. Guess Rd should not be made into another Roxboro Rd, Hillsborough Rd, Hwy 98.

  • The impact of commercial development on the surrounding neighborhoods would be tremendous.

  • Noise, traffic, and storm water runoff will increase.

  • According to the Developer all grocery store trucks, delivery trucks for the other business and buses leave via one exit onto Latta Rd and there won’t be a traffic light at that intersection. Trucks are supposed to turn left across all the traffic lanes to go south on Guess Rd regardless of their next destination. Latta Road is not designed for the weight and use which these trucks would inevitably demand.
