Arrowhead Landscape Project Update

I’m delighted to advise you that the Arrowhead landscape project which commenced in late June is very near completion, pretty well right on schedule, despite unusually heavy rains. While I haven’t seen our new landscaping first-hand yet, I’m very impressed by the photographs that I’ve seen and I’m excited by the extremely positive feedback that I and other Board members have received from owners all over Naples Lakes. I encourage you to have a look at the photographs on the Arrowhead website because I think you’ll like what you see! I particularly like the new 'pergola' feature at the entrance to our pool area which provides an interesting and distinctive focal point for our village. By all accounts, Arrowhead has really ‘come alive’ and my wife Theresa and I can’t wait to see and enjoy it!
Our Arrowhead Board liaisons have worked closely with our landscape architect/project manager Mike Behrndt and the installers, Sunset Landscape, prior to and throughout the planting process. Arrowhead board members are very pleased with the landscape team’s professionalism and the work they've accomplished. In addition to the installation of new plantings and dry riverbed features, some changes and additions to the irrigation system were required, as anticipated, because the developer did not adequately provide for proper drainage when Arrowhead was built, as many of you are aware. During the planting process, however, it was determined that a substantial amount of additional drainage was required so that extremely heavy downpours (like the 22 inches Naples experienced in June) won’t destroy our landscaping.
The irrigation enhancements initially identified have been completed and very soon, more work will begin to address the additional drainage problems. This will, unfortunately, increase the overall costs to owners beyond the landscaping itself, but the drainage issues must be resolved – we simply have no choice! This additional expense wasn't welcomed by the Board, but it was approved because we all know irrigation and drainage are vitally important to the landscaping throughout Arrowhead Village. A group of Arrowhead owners who were in residence during the worst of the rainfall period (there’s still more to come) were very vocal about the need to solve the drainage problem now to avoid a negative impact on our investment in the future. They reported that the heavy rains were not only drowning some of the plantings and washing away the mulch, but also eroding the soil and that’s a huge problem. Like you, I personally don't welcome another expense, but I view this as an investment in our investment at Arrowhead. Fortunately the actual landscaping costs (not including the additional drainage) were very near the budgeted amount.
In the next month or so our property management company, The Warner Corporation, will be sending assessment notices with the exact amount due from each owner, along with a number of options for making payments over time, or all up front, if you prefer. I wanted to give everyone advance notice of what to expect so you will find below the amounts per unit for each of the four associations within Arrowhead Village (A, B, C, & D). As you will see, the assessments are not the same for all units. Each of the four associations has accrued different surpluses over the past few years for various reasons. The surpluses for each association have been applied to their units to help pay for the 2013 landscaping project. Below are the net costs after application of the surpluses, and including the unanticipated extra drainage expenses.
Cost Per Unit Association 1A: $2,675.00
Cost Per Unit Association 1B: $2.833.00
Cost Per Unit Association 1C: $2,274.00
Cost Per Unit Association 1D: $2,342.00
It is interesting to note that all of the assessments are less than one percent of the estimated value of the units in each association, give or take. I have no doubt that the return on the investment by each owner in the landscaping project will be many times that amount!
The Arrowhead Board is planning an information meeting in early November to review the Arrowhead landscaping project and answer any questions - we hope you’ll be able to attend. It will also be an opportunity to celebrate our new landscape! I’ll be sending a notice with the time and place of this meeting very shortly. By the way, we are working with the NLCC Home Owners Association (HOA) to develop a new maintenance contract to help ensure improved service and care and protect the new Arrowhead landscape.
I want to personally thank Sharon Orr (Board member/Landscape Committee Chair) and members of the Arrowhead Landscape Committee, Pat McDowell (board member), Geri Gale, Len DeBari, Jean Madigan, as well as the Arrowhead liaison to the HOA, Cliff Hordlow for all of the personal time they devoted to this entire project. As you all can well imagine, hundreds of volunteer hours have been devoted to this project to ensure that in the end our finished product will be impressive and long lasting. I'm confident that the overall property values of all of our units, as well as the enjoyment of our village will be significantly enhanced by our new landscape.

The long awaited and much anticipated Landscaping Project within Arrowhead Village is now underway!
Currently our landscape installer, Sunset Landscape, and our Project Engineer, Michael Berndt, are in the midst of both the demolition and installation phases. We have posted recent pictures on this website of the progress and will continue to do so as they become available.
Pat McDowell and Cliff hordlow are our "eyes and ears" at the site for the project. Pat is Secretary/Treasurer of our Arrowhead Board, and Cliff is our Arrowhead liason who represents all of us on the Naples Lakes Board. I am told the project is proceeding very smoothly.
Very soon, both by email and hard copy (via mail), each resident of Arrowhead Village will be receiving a copy of our updated and approved version of the "Rules and Regulations" for Arrowhead Village. We encourage everyone to review these rules and keep your copy for future reference.
