Phase 1 at Aysham, consisting of 12 purpose built business units, in varying sizes!

We purchased this large development site at Aysham, which has been allocated for employment use since 2006. We initially obtained planning consent to build 12no. high quality business units, the development of which is now complete (see above photograph). Having obtained planning for wider uses on this site, we proudly opened Aylsham Business Park for businsess in 2021 and our first occupiers KKD Finance Ltd moved in to Unit 1. There are already a variety of professional businesses operating from the units including; finance professionals; mobile phone security specialists; a PR & communications agency; a private ultrasound consultancy, Accountants and Surveyors, who are all enjoying the benefits of purpose built business units, each with super fast fibre connectivity, comfort cooling, LED lighting, perimeter power with power to the middle of the property in floor boxes, kitchens, 2 wc's (1 being DDA compliant), trickle charge points for car charging and suspended ceilings, all in a beautiful landscaped setting.

We then went on to obtain outline planning consent for a further development of 70,430 sq.ft of employment space over 24 various sized plots, comprising of industrial, office building and storage. With the Government's change of Use Classes, this should open up the site for a wider spectrum of uses as it did for the Phase 1 units. Aylsham Business Park is developing into a vibrant community. The site is very well connected with excellent links to Norwich, North Walsham and the beautiful North Norfolk coast and surrounding areas. Each property has its own allocated parking spaces with disabled spaces available throughout the site area and plenty of cycle parking available.

We are now discussing plans for the remainder of the site, an area in excess of 5 acres, for which we obtained outline consent (as set above) and have completed the estate road (to base course level) and initial infrastructure. This has opened up the remainder of the site for further development, effectively providing serviced plots for additional employment uses.
