It is the responsibility of the homeowner to get a copy of the Covenants & Restrictions and the Bylaws when you close title. Documents may be viewed and downloaded on CC's HOA Documents section of the website.
You can contact your HOA Board of Trustees with problems that are the responsibility of the HOA. The Board of Trustees' contact information can be found on the HOA Trustees page. For purposes of record keeping, email is the preferred method of communication.
The Homeowners Association is responsible for the maintenance of common areas and for providing services that contribute to the general welfare of the community. This includes trash/recycling, landscape, snow removal, streets and lighting and the retention basin system. The Association is also responsible for enforcing those aspects of the Covenants & Restrictions, Bylaws and Policies that allow all neighbors to enjoy a safe and orderly environment.
Your fee pays for the services mentioned above as well as for a Reserve Fund for future major repairs of the streets and lighting. Required insurance policies, taxes on common areas and such funds for projects as the Board of Trustees deems appropriate are also covered.
The HOA meets annually in the first two weeks of December to review the budget, elect Board of Trustee members, obtain reports from the Board and act on any properly presented issues. The meeting date, location and time will be emailed to HOA members well in advance of the scheduled meeting.
All HOA residents are encouraged to become involved by attending Cutters Creek Social Activities, volunteering for HOA committees, and/or serving on the Board of Trustees.
