There are many levels of regulations that people living within the Cranberry Creek Subdivision must follow. In addition to Federal, State, County & Municipal laws and ordinances, the properties within this subdivision have additional legal documents. Some are directed towards the management agent (the Cranberry Creek Owners Association, Inc.), property owners, or both.
It is up to each individual property owner to know and follow state and local government laws and regulations. By purchasing property within this subdivision, owners also agreed to abide by the terms of the Restrictions which were in place at the time of purchase and any approved Amendments which were subsequently filed with Juneau County.
The Cranberry Creek Subdivision is governed by Cranberry Creek Owners Association whose purpose is "to maintain, improve, police or preserve properties in which its members shall have common right of usage..." There is a Board of Directors in place which serves two year terms. All property owners are permitted and encouraged to serve on the Board. Our Association is governed by Wisconsin Statute 181, Non-Stock Corporations.

The properties of Cranberry Creek Subdivision are located in the Town of Cutler, Wisconsin. As such, each owner must follow the town's ordinances, regardless of our Restrictions and By Laws. Click this link to be redirected to the town's website.
CAMPERS
Campers require a permit from Cutler. You can find the permit on the town's website: https://townshipofcutler.com/buildingPermits.php. It is the general building permit. According to the town clerk, "The only thing needed for the camper permit is to fill in year, make/model and pay the $50 fee." Direct your questions to: clerk@townshipofcutler.com
All of the properties within the Cranberry Creek Subdivision are subject to a set of RESTRICTIONS. When owners purchased their property, they agreed to abide by these Restrictions. The last full set of Restrictions was filed on April 10, 1998. Subsequently, two Amendments were filed, September 1, 2003 and July 27, 2006. The Amendments only updated specific portions; however, the full restrictions have been compiled in a text document for easy reference.

In addition to Wisconsin Statute 181, the Cranberry Creek Owners Association Board of Directors is also governed by a set of BY LAWS. The By Laws were revised in 2021. All changes which were made to the By Laws are noted on the last page of the document.
While there is no published set of rules, there are some items upon which past Boards decided. These items were discussed and decisions were distributed to owners.
SPEED LIMIT: 15 mph (signs were posted in 2020)
FIREWORKS: No fireworks at the pond
CAMPING: No camping at the pond
