What does the Board do?
Collectively, we ensure that the needs of the Homeowners are being met, that dues are being paid, and that our neighborhood is staying nice by enforcing the HOA by-laws.
Do Board Members get paid?
No. This is a completely voluntary position.
Can Board Members raise our HOA dues?
No. The only way HOA dues can be raised is by majority vote of the Homeowners.
What is going to happen with the common areas?
For now, we will continue to maintain the common areas. In the near future we will have suggestions and a Homeowner vote to decide on plans for the common areas.
Why are our dues so high?
Your dues are extremely important to the upkeep of our neighborhood. As you can see from the chart above, our current assessments are just enough to cover our current bills. Your Board Members are working to find any cost-saving solutions available, including obtaining quotes for landscaping care and hand-delivering notices whenever possible. We are a fairly small subdivision with only 59 lots. Thus, the cost-share is higher than you might expect to see in larger subdivisions. We feel that $20 a month is reasonable given the situation, but would like to see more of that money going toward saving for our goals for the common areas.
What happens if we have excess money?
The HOA always needs some back-up funds in the case that dues are missed or we get an unexpected bill. Aside from this “emergency fund,” the Homeowners will have to vote on whether to save excess funds for our common areas or reduce dues. For example, we can save for picnic benches, shelters, play structures, or BBQ pits.
Am I welcome to sit in on Board Meetings?
Yes! We welcome all Homeowners, especially if you have questions or don’t like how we are doing something. We value all feedback. Each Board Meeting will be announced before it occurs.
What can I do if I’m interested on serving on the Board?
Board Members are appointed on terms. The next vote will occur next winter and will replace one Board Member. If you are interested in serving on the Board it’s recommended to talk with current Members and familiarize yourself with what we do.
