Outlot - Many questions pertain to the use of Outlot.
The Outlot is private property owned by the Homeowners assosication. The Outlot was established as part of the Development Agreement with the Village of Menomonee Falls as is referred to as a "Tot Lot". The Agreement states "WHEREAS, the VILLAGE intends to reserve the right to enforce the requirement that the detention basin, TotLot, and Boulevard, are maintained in a manner consistant with the lands maintained by the individual residents of Brook Falls Estates, Brook Falls Estates, Additonal No.1, and Brook Falls Estates Addition No. 2 Subdivisions..." It is the responsibility then for the Homeowners association to maintain the outlot in a manner consitant with the homes in our subdivision per this Agreement.
There are two entrances to the large Outlot . One entrance is on Golden Fields Drive, the other is on Brook Falls Drive. The large outlot was established as a "Tot Lot". Therefore activities should be in harmony with that description. Small children should always be accompanied by an adult.
No dangerous activities shall be conducted on any of the Out Lots. This means there shall be no fireworks, shooting, golfing, hardball baseball hitting, unleashed running dogs, or any other activities not within accordance of its use as a tot lot. There shall be no overnight camping. Fishing, swimming, skating or any other activity is prohibited on or in the waters of the "detention/retention" pond of Outlot 1. Possesion or use of alcohol or drugs are not permitted on the Out lots
Any use of the Outlot for functions must be approved by the HOA.
Home Sales -
It is the NOT the responsibilty of the BrookFalls Homeownes association to provide copies of the Declaration of Covenants and Restrictions for Home sales. These should been provided during the closing process. As a courtesy, a copy is provided here.
In order to complete the sale of your home at closing, many real estate title companies require verificiation that your property conforms to the Brook Falls Covenants and Restrictions and that Association Dues are paid to date. Our HOA requires 3 weeks to respond to these requests. A fee of $25.00 will apply to any requests made less than 3 weeks prior to your closing date. Mail your request to the HOA PO box.

Parking - Reminder that overnight steet parking is NOT allowed unless approved by the Village of Menomonee Falls. Contact the Village of Menomonee Falls Police Department for more information.
Trash & Recycling Containers - Trash pickup for the subdivision is every Monday. Recycle pickup is every other Monday. See our calendar for pickup intervals.
