Our association consists of six plats and 172 homes. Our neighborhood has restrictive covenants.
We all understand that the purpose of the covenants is to protect what is, for most of us, our single largest investment - our home. To be effective, the covenants must be consistently enforced. Yes, it is possible to change them if the neighborhood at large desires. But, the biggest risk we can take with our investment is to be lax about compliance/enforcement.
For the security of all our investments, we ask everyone to embrace compliance and enforcement of restrictions as a community issue rather than a fight between individual neighbors and "the Board."
You should have received the covenants when you closed on your home.
A PDF copy of the covenants can be downloaded from the .
Common covenant violations:
1. Trash cans and recycling bins are not to be visible outside (except on collection days). They may be stored inside your garage or stored behind a screen and not visible from the street. (Article II, paragraph G, page 3)
2. Boats, boat trailers, recreational vehicles, campers, trailers, etc. can only be parked in your driveway for a total of seven days per calendar year. (Article II, paragraph F, page 3)
3. Landscaping: The homeowner of each lot will plant five trees, two in the rear yard and three in front yard. Shrubs and foundation plantings, at least, front and front corners.
(Article 3, paragraph 2, page 5)
If you have any questions about the covenants, please contact a board member. If you notice covenant violations, please contact a board member or send an e-mail to:

By following the covenants Briarwood South will continue to be a great neighborhood in which to live.
Thank you in advance for your cooperation.

Certainteed Window owners
A BSA resident wanted to share this option in lieu of full replacement:
As we were getting bids for possible replacement of Certainteed windows that have problems with loss of seal between the two panes we learned it is possible to replace just the glass and internal seals of the existing windows for significantly less cost than replacing the windows.
In addition, there is no disruption of any external siding or internal woodwork. In our case it was less than $1,000 compared to $6,000 to $8,000 to replace.

Mailbox Maintenance
It’s time to repair, repaint or replace your mailbox, especially if it was severely damaged by vandals.
If an owner only needs to replace the mailbox, and not the post or decoration, the boxes are available at the following locations: Ankeny Hardware, Fleet Farm, Home Depot & Menards.
The boxes are listed as Large or T2. They are also sometimes referred to as rural mailboxes, but that is sometimes also used for the standard sized box which is a T1 sized box. The smaller, T1, boxes are not the size needed. The box is secured to the post by four sheet metal screws and is easy to remove the damaged box and replace with the new one.
Decorative mailbox posts (required by covenants) were formerly available from Kimbereley Development, but they no longer have them available. Replacement posts are being investigated by the BSA Board. More information will be coming soon.
Was your mailbox damaged by a snow plow?
If a mailbox is damaged due to direct contact by snow removal equipment, the City, at its option, will repair, replace or reimburse the property owner.
