The Fall quarterly meeting will be held at 7:00 PM on Thursday, September 26, 2019.
The meeting will be held at the Maple Grove Community Center, 12951 Weaver Lake Road…Room 125.
A quick reminder, all recycle and garbage bins are to be stored inside your garage. No outside storage is allowed.
Parking is not allowed in the turn around area nor along the portion of the drive accessing the units. The only allowed parking is inside the garage and the two spaces immediately outside the garage door.

Boundary Creek 6th Association annual meeting will be upon us here shortly, Nov 7, 2019. It is at this time, we have our election of officers for the upcoming 3 year term. Positions are rotated yearly so not all board members are terminating or renewing at the same time. We are in need of two homeowners who would like to step up and partake in running the association as a board member. We are self-managed and this helps keep the cost of us owning our homes at a better price than paying a management company.
By responding to this email, we will have one of the members of the nominating committee come and speak with you about what we do here in the association.

Dear BC6 Homeowners,
Grilling season is upon us. This letter is to remind you that our insurance company has guidelines with regards to grills. All grills, fire pits, barbeque units (including electric smokers) must be 10 feet from any structure while in use. Charcoal grills or fire pits of any kind are not allowed on wooden decks. After the item has cooled it can be moved back to its storage location. Members of the Board of Directors will be doing random walk throughs to ensure compliance.
We have updated and amended the rules and regulations to reflect this change. Below are excerpts from our broker and the section from the city code pertaining to grills. Our insurance company will do random walk throughs and any violations to the 10 foot rule could results in the termination of our insurance policy. As you can see from the statement from our broker, this is becoming an industry wide guideline.
Statement from broker:
“You will note however, that QBE does have guidelines with regard to grilling on decks. Their quote is subject to the association changing their rule to advise grilling must take place 10’ from a building (no charcoal grilling is allowed on wooden decks). Gas grilling can be done on the deck if it’s at least 10’ from the siding/building.
Unfortunately, we are seeing this new underwriting rule with all of our carriers that write frame construction. West Bend Mutual is 15 feet, Acuity – no grilling is allowed on decks at all, and Travelers – must be 10’ from a structure also. This is definitely a change in the insurance industry that has been building momentum over this past year. We continue to work with the carriers to try and eliminate the rule for gas grilling on decks, but as of right now, this is where things stand”.

Sec. 18-79. - Fire or barbecues on balconies or patios.

Section 307.5 of the 2003 Minnesota Fire Code is hereby deleted in its entirety and is replacing the following:
(1) In any structure two or more stories in height and containing 15 or more residential units, no person shall kindle, maintain, cause, or use any fire, open flame or electric heating element on any balcony or deck above the ground; nor shall such activity occur on any patio set in and level with the ground unless such activity occurs at least 15 feet from all portions of all such units in such a structure.
(2) Except as otherwise provided in this section, no person shall keep or use any charcoal, nor any lighter fluid, natural gas, fuel, torch, barbecue grill or other similar heating or lighting chemical or device in any place, structure, property, lot, or premises that is any part of a location where fire, open flame or electric heating element is prohibited in subsection (1) above. Charcoal barbecue grills devoid of all flammable materials may be kept in a garage.
(3) Barbecue grills that burn natural gas are prohibited in any place where prohibited in subsections (1) and (2) above unless such a grill is devoid of fuel containers and all flammable materials and kept in a garage, or unless such a grill is permanently mounted, plumbed to the structure's natural gas supply, and set at least six feet at all points from all combustibles and all portions of all such residential units.
(4) It shall be a violation of this section for a person to conduct or allow any of the activities prohibited therein. The term "person" shall include, but not be limited to, the owner of real property described in subsections (1) through (3) above, the owner's agent, and any tenant of such real property.
Exception: In buildings that are protected throughout with an approved NFPA 13 fire sprinkler system and having dry sidewalls protecting each individual combustible or non-combustible deck or patio, barbecue grills are allowed when approved by the building owner.
Dear Homeowner:
Once again, we have received the premium amount for our blanket insurance coverage. The cost per homeowner is $462.40. This will cover your portion of the annual premium for blanket insurance for our homeowner association and it is due on December 1, 2018. The board has agreed to allow a 3 month period to pay this premium if needed.
Within the insurance industry there is a tightening of restrictions on policyholders by the carriers. Our carrier this year is QBE Insurance Corporation. Here is an excerpt from our brokerage agency regarding our blanket insurance policy as quoted to them by QBE:

The Board of Directors will change the rules and regulations to reflect the above requirement.
It is important that all homeowners who are currently grilling outdoors either on the patio, deck or on the driveway follow this rule. If not followed and there were to be incident involving a fire and damage to a structure, the insurance company could deem the policy to be null and void which means there would be no coverage applicable.
We ask that all homeowners take this seriously and follow the new restriction.

When there are periods of times when we don't get enough rain, the Board would encourage you to use the common property hoses and sprinklers to water the grass and trees near and around your home. Over the years, this has proven to be the most cost effective method of keeping our grass and trees healthy. If we hire someone to do this we have to pay hourly wages plus other expenses such as liability insurance, etc. Please take this upon yourself to keep the grass green and growing.
On several homes, there is a green type algae growing on the siding. In most cases, we have noticed this on the homes with the detached garage; but it has been noticed showing up on other homes as well. It is very easy to clean and we would encourage you to hose it down and take a light scrub brush and clean the best you can. If you like, there is a liquid that can be used called "Jungle Jake". It is a light non abrasive cleaner and can be purchased at Fleet Farm; it is very inexpensive. If it isn't cleaned periodically, it becomes more difficult to clean off the siding.

If your unit contains the shut off valve for the outside water spigot, it is time to shut that off and drain the line.
The following instructions may be of some help:
The hoses and sprinklers are not being picked up this year and we are asking the homeowners to drain and store them in your garage or under your deck along with the downspout extension in between the garages. If you have any questions, please call the message center at 763-391-2305.

Fresh dirt and new seed will be put on areas where winter kill occurred in the Spring. When this is done near your unit in the Spring, make sure you keep the area moist until the new grass can get established. Thanks for helping our area look nice.
