Availability, Rent, & Deposit

• Rent: TBD. Rent includes landscape maintenance, high-speed internet, and trash/recycling collection

• Security deposit: monthly rent x 1.5

• Lease duration: ideally one year, but flexible

• The current tenants have asked that their privacy be respected - please do not disturb

Application Criteria and Fee

• Gross monthly income at least 3X the monthly rent

• Credit score of 675 or greater

• Application fee: $50 per adult

• Security deposit and first month's rent as certified funds are due at lease signing

Accessory Dwelling Unit (ADU) & Part-Time Owner Occupancy

The home originally had three bedrooms and two baths. In 2023 a bathroom was added to an existing bedroom to create a new master suite and the existing master suite walled off to create two separate units within the original footprint of the house: a two bedroom two bath main house & a one bedroom one bath ADU.  The house and ADU each have their own separate exterior entrance.  A floor plan is available near the top of this page.

The owners and their standard poodle live in the ADU approximately four - six months a year (likely summer and winter). When they are not there the ADU may rarely be used by the owners' family & friends (although this has not yet occurred). Contact with the owners will be infrequent.

You will live in the larger main portion of the home. Unless otherwise noted, all information on this web site, eg., number of bedrooms, square footage, photos, etc., describes the main portion of the house that you will occupy. In addition to the main house you will also have half of the two-car garage and driveway (and the owner's half of the driveway when they are away) and half of the patio & back yard (and the owner's half when they are away). 

The arrangement above has worked very well since it began in 2023. However, we understand it is out of the norm and may raise questions - our former tenants are happy to serve as a reference. Please contact owner for more information.

• The home is currently managed by the owner

• Utilities: you will need to establish utility accounts in your name and will be responsible for payment. The owners will reimburse you for the portion of utility costs attributable to the ADU.

• Pets: negotiable. See policy here 

• The home is provided with kitchen appliances, including refrigerator, and a washer & dryer, but is not furnished

• No smoking
