The hall bath fan doesn't come on right away:
It is an ultra-low noise model - the delay is part of its normal start up. It will come on after about 10 seconds, then run normally.
The family room ceiling fan doesn't work:
The fan is controlled by both a wall switch and a remote control: both must be on for the fan to operate. The wall switch is the switch closest to the sconce of the dining room wall. If the fan still doesn't work then check/replace the 9V battery in the remote.
The bottom receptacle of the outlet on the foyer-side of the living room doesn't work:
It is controlled by the wall switch above and to its left.
How do I turn on the sconces of the living/dining room?
There is no wall switch; rather, each is controlled by a round switch on the right side of the base of the sconce itself.
The dishwasher won't turn on:
check and reset its breaker - the third red breaker from the top - in the main circuit panel outside on the garage side outside of the house. To reset the breaker push it all the way to the left, then all the way to the right.
The cook top isn't working:
An "F" alternating with a number means that the pan on the burner either:
does not have the right type of metal in its base (in which case a different pan is needed - see below) or,
has too small a base for the burner (in which case use a larger pan or a smaller burner)
The cook top uses induction technology, which means it actually heats the pan itself, instead of the cook top on which the pan sits. This has many advantages. Such cook tops require pans with a steel or iron base, ie., pans to which a magnet will stick. Unfortunately, copper or aluminum pans won't work.
Do I need to water the lawn or shrubs?
No, they are watered automatically by the irrigation system. There is no watering you need to do. The irrigation system is programmed to provide the minimum water required; do not turn off the irrigation system nor change the controller settings - that will damage the lawn/landscaping. Please notify the property manager or owner should the lawn or shrubs appear in need of water or overly-watered.
How do I turn on the light inside the garage?
It is motion-activated. I believe this feature can be turned off if you prefer manual operation.
The light outside the side garage door is on. Why?
We like to leave this on when we are in the ADU to provide some light to the side walkway if we go out at night. It is an LED light and has a daylight sensor so should use minimal power.
May we adjust the patio partitions?
Feel free to adjust or move these if you wish. Feel free also to place an electrical cord behind the partition closest to the house to access one of the electrical outlets. Let me know if you are interested in accessing the natural gas outlet on the wall.
Why are the irrigation system valves next to the outside water faucet covered by upside-down trash cans?
The trash cans are acting as covers to protect the plastic plumbing from the UV rays of the sun. Please leave them as they are.
