Just Listed / Just Sold Postcards (JL/JS)
Submit a campaign each time you list or sell. Postcards go out to an entire Canada Post neighbourhood mail walk covering your target area. Walks range from 300 to 900 homes - we order to 1,000 pieces to ensure full coverage and consistent reach across your farm.
Submitted campaigns are inducted to Canada Post twice weekly (Tuesdays and Fridays) for a 2-3 day turnaround. Your postcard reaches mailboxes while your listing is still active.
Two Ways to Target - Know Your Options
Not all farms are the same. Depending on your goal, there are two approaches available through the Studio.
Option 1 - Neighbourhood Mail with Demographic Targeting
The standard and most cost-effective approach. We apply demographic filters to focus on postal routes with the highest concentration of homeowners vs. renters. This is ideal for geographic farming across a neighbourhood or zone.
What to know: demographic targeting gives us an overview of route composition. It does not remove individual renters from the route, so some pieces will reach people outside your ideal target. For most campaigns this is perfectly acceptable and the cost savings are significant.

Option 2 - Postal Code Targeting
When precision matters more than volume. Postal Code Targeting allows us to isolate specific addresses within a postal code - including individual condo buildings or specific streets - and mail strictly to those addresses. This is the right tool when you are farming a specific building, a condo complex, or a very targeted list.
What to know: because this is technically addressed mail, postage is higher. The addressing component also takes up space on smaller formats like postcards, so design needs to account for that.

A note on sold properties in your marketing
You can absolutely showcase recent sales in your postcard campaigns - it is one of the strongest proof points you have. Just make sure the messaging positions you by expertise rather than by neighbourhood. A condo sale in a different area is proof of your skill with condo buyers and sellers. Lead with that. And always confirm with your broker before advertising a sold property after possession.

Postcard Design
Your first campaign includes a one-time template setup billed at $29/hr in 30-minute increments. Most JL/JS templates are completed in 1-2 hours ($29-$58). Once your template is built, every campaign after that runs at the standard coordination rate built into your per-card price.
