NACA turns our raw Edmonton and area sales data into clear, agent-ready market intelligence. Explore about three years of sales to see how cities and communities are performing, where the market is most active, and what the housing looks like in each neighbourhood. Then add your Client by Design personas, and Farm Finder recommends the farm areas that fit your business. Â
What this tool can doÂ
Show Most Active Neighbourhoods for any time period, class, property class and building type: sales, average and median price, days on market and sold-to-list ratio.
Compare cities and communities and track year-over-year trends.
Look inside a neighbourhood: home types, bedrooms, bathrooms, square footage and year built.
Reveal the housing stock mix behind each community, using census and municipal baselines.
Rank communities by turnover (sales per 1,000 homes and share of stock sold) to see where people actually move.
Run Farm Finder with a persona to recommend farm areas that match that client's price band, property type and life stage.
How to use it
Simple 3‑step flow:
Set your filters
Choose time period, class, property class, building type, zone, area/city, and (optionally) Community.
The headline cards and charts update immediately with volume, price, DOM, and sold/list ratio.
Scan the Most Active Neighbourhoods table
Sort by Sales, Sales / 1,000 Units, or Turnover Rate to see where the action is.
Use the tooltip/footnote to remember: stock metrics are based on census/municipal housing counts, not live inventory.
Run Farm Finder with a persona
From the Client by Design, click Copy All Personas, then paste that text into the Farm Finder box.
Choose which Client File (01/02/03) you want to focus on and click Run Farm Finder. This may take some time. Let it do it's work đź’Ş
Review the recommended neighbourhood farms, along with their farm score, sales, average price, sales/1k units, turnover rate, and DOM. Use the persona summary bar to confirm you’re looking at the right client.
