Rent is always due on the 1st of the month. If it is not paid in full by the 5th of the month, you will accrue a $5/day late fee.
There are three ways to pay your rent:

In person at our office, located at 215 E Gay St, Suite B in Warrensburg
We do not split rent by number of tenants. Each tenant is collectively responsible for the full rent amount.
In most situations, you can add a roommate if you first have them fill out an application and pay the application fee. Once they are approved, we can add them to the lease with your written consent.
Maintenance requests are submitted through your online portal. We will send the appropriate person to take care of any maintenance issues as soon as possible. We try not to handle maintenance issues on the weekends unless it is an emergency.
Only if you caused the damage necessitating the repair. You may also be charged if you miss a maintenance appointment with one of our vendors that results in more fees for us.
Emergencies are defined as:
Major roof leaks
Broken heater (in temperatures below 35 degrees)
Sewer backup
Water line ruptures
Any other issues that pose a life threat or make a property uninhabitable
In case of emergency, immediately call 911 and report it to our office.
For gas leaks or electrical blackouts, please call your service provider.
Moving out before your lease expires is considered a breach of contract, and needs to be approved by us. You are legally required to pay the full rent until we are able to find a new tenant.
To receive your security deposit, your rental will need to be professionally cleaned. You have the option to find and pay for this service yourself, or we will take care of it and deduct it from your deposit. If you do pay for the service yourself, please provide us with the receipt so we have proof the cleaning has been completed. If your rental has carpet, it will also need to be professionally cleaned.
In addition to the rental being professionally cleaned, we also have a move-out checklist that will need to be completed as well.
In summary, we ask that you get your rental as close as possible to the condition it was when you moved in. We will use your deposit for whatever repairs are needed and you will get back the remainder.
We return your security deposit, either in full or with deductions for repairs and cleaning, within 30 days in accordance to Missouri law.
Yes. We have a policy available to you for $15/month, but you can always chose your own policy. You will need to provide your policy information to us within 30 days of starting your lease, or we will automatically set you up with our policy and add the $15 fee to your account in addition to your rent. Information will be given to you with the lease agreement.
