Redcliff Management uses Google Workspace to manage the association’s website, electronic storage, filing systems, and tracking systems. We also utilize state of the art software for accounting and managing delinquent assessments, covenant violations, maintenance requests, and architectural reviews.
Redcliff Management is equipped to handle drafting the annual budget (including triennial updates of a 20 year reserve budget projection), payment options, accounts receivable and collection enforcement, accounts payable, preparation of monthly financial statements, bank reconciliations, assist with investment strategies, and arrange for the annual tax returns and audits as requested.
Redcliff Management will act as registered agent for the association, complete state required annual filings, refer matters for collection upon board authorization, complete FHA Condominium Declaration forms, work with title companies and Realtors to transfer ownership upon sale, maintain records per state requirements, and assist in compliance with the Colorado Common Interest Ownership Act.
Redcliff Management will visit the property to observe conditions and violations. An instantly accessible list of violations will be available to board members through our specialty software.
Redcliff Management will survey members and perform one walk-around in the Spring of each year to ascertain maintenance needs, produce specifications and solicit bids, assist the board with contracts, act as a liaison with vendors performing work, and ensure quality service delivery prior to payment.
Redcliff Management will prepare for, attend, and facilitate (if you prefer) board meetings and the annual meeting. We will also draft minutes and newsletters for board approval, maintain and publish a web site, provide advice and guidance to the board as requested, research questions, and execute the decisions and day-to-day operations of the association.
