Thank you to JJ and Vannier Home Inspections. JJ took very good care of us during our due diligence period for our second home purchase. In the past, when our first home was inspected, the "inspector" missed damaged (flood damage) kitchen cabinets, non-code compliant electrical wiring, and broken trusses in the attic - all of which were readily visible. I was very frustrated when I discovered these things after closing on the home, and I felt ripped off by the inspection company. Live and learn. Fast forward to today - JJ spent over 3 hours in our prospective home - which is a modest 3 bed, 2 bath home. Everywhere this guy could fit his body into was inspected and photographed. No details were missed. He walked us through the house and pointed out everything in his report. He also gave us a professional and insightful presentation on his laptop computer explaining the issues, going through the photos, and possible ways of getting issues fixed. All of our questions were answered and lots of solutions were given. I felt like JJ was looking through this home as if he was buying for his own family or a close family member. He was very thorough, I feel like we got our money's worth, and we now have comprehensive knowledge about what our prospective home needs right away, and what can wait for some weekend touch up jobs. Not a lot of people care about their line of work they chose in life. This guy REALLY cares and it's obvious. I would recommend JJ to anyone needing a home inspection. I would also recommend him as a mentor if you are looking to get into the business. Not sure if he is mentoring... just would be nice if more people in this field had better training.

I was in the middle of selling one house in California when I put in an offer on my AZ house, sight unseen (never recommend), but I needed to move fast. I was out of the Country and needed someone immediately to perform this inspection. JJ was quick to respond, he scheduled with the realtor and sellers to perform this inspection. He even performed a last-minute request for the pool that I forgot to add to my original order. The report was thorough, easy to read. Based on the report, I could determine what I wanted the sellers to repair before the sale was finalized. I will use JJ again for my next purchase which should be within the next year.

WOW! JJ has been amazing at our recent inspection and his reporting is so thorough and really done nicely! The seller didn't have all the utilities on, and we are so thankful he found time in his schedule to accommodate returning to the home. I would HIGHLY recommend JJ for any home inspection you could need to have done, whether selling, buying, or just to see what you need fixed!
