The Poquoson City Public Schools Maintenance Department is responsible for the ongoing care, repair, and preventive maintenance of division buildings, equipment, and facility systems. Our maintenance staff works throughout the year to provide safe, reliable, and well-maintained learning and working environments for students and staff.

Work Order Management
Receive, review, prioritize, assign, and complete maintenance work orders
Respond to routine, urgent, and emergency maintenance requests
Track maintenance needs and completed repairs
Coordinate work with school administrators and other departments
Identify work requiring outside contractors or specialized services
Plumbing
Repair leaking faucets, fixtures, and piping
Repair and replace toilets, sinks, valves, and other plumbing fixtures
Address clogged or slow drains
Repair minor water and sewer line issues
Investigate water leaks and plumbing concerns
Maintain water fountains and bottle-filling stations
Assist with shutoffs and emergency water-related situations
Doors, Locks & Building Hardware
Maintain and repair doors
Repair hinges, closers, panic hardware, handles, and related components
Maintain locks and key-related hardware
Address door alignment and operational issues
Support the maintenance of secure building entrances
Coordinate specialized access-control repairs as necessary
Life Safety & Emergency Systems Support
Visually monitor facility conditions that may create safety concerns
Support maintenance of emergency lighting and exit systems
Assist with fire alarm and fire-suppression system inspections and repairs
Correct facility deficiencies identified during safety inspections
Coordinate required inspections and specialized repairs with qualified contractors
Exterior Facilities & Site Maintenance
Repair fences, gates, signs, and exterior building components
Address minor sidewalk, curb, and pavement concerns
Assist with drainage and stormwater-related maintenance
Clear debris from drains and drainage areas when accessible
Maintain exterior fixtures and equipment
Address trip hazards and other identified exterior safety concerns
Support snow, ice, storm, and severe-weather response as necessary
Energy Management
Monitor HVAC schedules and building operating conditions
Identify unnecessary energy use or equipment operation
Support energy-efficient operation of building systems
Adjust equipment schedules for school calendars, events, holidays, and building use
Identify equipment or systems that may benefit from efficiency upgrades
Summer & Seasonal Maintenance
Complete larger maintenance projects when schools are less occupied
Perform painting and facility repairs
Conduct comprehensive equipment inspections and preventive maintenance
Address maintenance requests accumulated during the school year
Prepare buildings and equipment for the opening of school
Winterize or prepare equipment and facilities for seasonal changes
Preventive Maintenance
Perform scheduled preventive maintenance on building systems and equipment
Inspect equipment for wear, damage, leaks, unusual operation, and potential failures
Replace filters, belts, and other routine maintenance components
Lubricate and service mechanical equipment as required
Maintain preventive maintenance schedules and records
Identify equipment approaching the end of its useful life
Address minor issues before they develop into larger repairs or system failures
Electrical
Replace lamps, bulbs, ballasts/drivers, switches, and receptacles as appropriate
Troubleshoot lighting and minor electrical problems
Maintain interior and exterior lighting
Inspect electrical equipment for visible deficiencies
Support emergency and exit lighting maintenance
Coordinate licensed electrical contractors when required
Roof & Building Envelope
Inspect reported roof leaks
Perform minor roof repairs when appropriate
Clear roof drains and address drainage concerns
Inspect flashing, sealants, and other building-envelope components
Address minor water-intrusion concerns
Coordinate major roofing and building-envelope repairs with contractors
Playgrounds & Recreational Areas
Conduct and/or support routine playground inspections
Repair or remove damaged equipment as appropriate
Monitor playground surfacing and accessibility
Address identified playground hazards
Coordinate specialized playground repairs and replacements
Furniture, Fixtures & Equipment
Repair school furniture when feasible
Assemble and install furniture, shelving, and equipment
Mount approved fixtures, boards, signs, and equipment
Assist with moving furniture and equipment
Remove or relocate damaged or obsolete items as directed
Emergency Maintenance Response
Respond to urgent facility issues affecting safety or school operations
Address water leaks, HVAC failures, electrical concerns, and other building emergencies
Assist with storm and weather-related facility damage
Secure damaged areas until permanent repairs can be completed
Coordinate emergency contractors when repairs exceed in-house capabilities
Facilities Planning & Capital Improvement Support
Identify aging or failing building systems and equipment
Provide information regarding facility conditions and maintenance history
Assist in prioritizing major maintenance and replacement needs
Support development of the division's Capital Improvement Plan
Assist with planning equipment replacements and facility upgrades
Provide operational support during construction and renovation projects
Heating, Ventilation & Air Conditioning (HVAC)
Routine inspection and maintenance of HVAC equipment
Air filter replacement
Troubleshooting heating and cooling concerns
Maintenance of air handlers, rooftop units, pumps, motors, exhaust fans, and related equipment
Thermostat and temperature-control troubleshooting
Monitoring building temperatures and HVAC operation
Supporting indoor air quality and ventilation needs
Coordinating specialized HVAC repairs and inspections with contractors when necessary
General Building Repairs
Minor carpentry and woodworking
Door and door-frame repairs
Cabinet, shelving, and casework repairs
Ceiling tile replacement
Wall and drywall repairs
Minor flooring repairs
Window and hardware repairs
Interior and exterior painting and touch-up work
Minor masonry and concrete repairs
Repair or replacement of damaged building components
Athletic Facilities
Perform maintenance and minor repairs to athletic facilities and equipment
Maintain bleachers, benches, goals, fencing, gates, and related facility components as appropriate
Support preparation of facilities for athletic events
Address maintenance concerns involving gymnasiums and other athletic spaces
Facility Inspections & Compliance Support
Routinely inspect buildings and equipment for maintenance needs
Correct deficiencies identified through facility and safety inspections
Assist with required state, local, fire, building, and safety inspections
Support playground, HVAC, environmental, and other required facility inspections
Maintain maintenance records and documentation as required
Assist with facility condition assessments and long-range maintenance planning
Contractor & Project Support
Identify repairs requiring specialized contractors
Meet contractors on-site and provide building access
Assist with obtaining information and developing scopes of work
Monitor contracted maintenance and repair work
Coordinate contractor activities with school schedules and operations
Assist with small renovation, replacement, and capital improvement projects
PCPS Maintenance utilizes a preventive-maintenance and work-order-based approach to facility management. Preventive maintenance is scheduled throughout the year to extend equipment life, reduce unexpected failures, improve building reliability, and identify problems before they become more significant or costly.
Maintenance requests are managed through the division's work order system, which allows needs to be documented, prioritized, assigned, tracked, and completed. Safety-related and operationally critical issues receive priority.
When a repair requires specialized licensing, equipment, expertise, or resources beyond the capabilities of division maintenance staff, PCPS coordinates with qualified contractors and service providers to complete the work.
