2. Turn Off the Water
Avoid potential disasters like leaks or frozen pipes by shutting off the water supply. You can also drain the pipes if the home will be vacant during colder months.
3. Set Timers for Lights
Use timers to turn lights on and off at different times of the day to give the impression that someone is home. This simple trick can deter potential break-ins.
4. Have Someone Visit Regularly
Ask a neighbor, friend, realtor or hire a professional to check on the property daily. They can catch small issues early, like a leaky roof or broken furnace, and ensure everything stays secure.
5. Secure the Property
Invest in strong locks, and consider adding a security system or cameras. Motion-activated exterior lights are also a great deterrent.
6. Maintain the Curb Appeal

If you've been wondering if now is the right time is to buy… Well that all depends on what stage of the homeownership journey you’re in right now and which one you're moving into.
Currently Grande Prairie is in a down market. Not by a lot we are seeing figures that show sale prices are sitting about 3% lower than this time last year. So if you currently own at home and you're looking at upsizing, buying in a down market does have its advantages. Why is that??
Let's say you currently own a home that's worth $300,000 in a balanced market. If you sell that home right now, during the down market, you will likely sell for $9000 lower. If you're upgrading to a home that's worth $500,000 (in a balanced market) you're going to buy that home for 3% less which works out to $15,000 less.
Let’s do the math! The $9000 loss on your existing home you are selling doesn’t feel so bad, considering that you’re buying the new higher end home for $15,000 less… This becomes a gain when the market rebalances. You'll gain back the $15,000 minus the $9,000 loss on your sale, on giving you a total gain of $6,000.
On the flip side: If you're downsizing and going from that larger home worth $500,000 and purchasing a $300,000 home… buying and selling in the down market is not as advantageous. In this case, if you can wait for the market to balance out (or even become a sellers market) before you list that higher end property this would work much better for your situation.

Alright folks, time for me to nerd out If you love reading, continue ahead! I have summarized some of my favourite recent articles surrounding the current economic resurgence and how it is affecting our real estate market here in Alberta.
Employment Rebound and Industry Growth
Employment in Alberta has bounced back significantly since the peak of the pandemic, with a solid 10% increase compared to pre-pandemic levels {1} Not only is our energy sector breaking records with oil production but industries like professional services, business support services, and finance have seen remarkable growth rates, indicating a diverse and resilient economy {1}
Housing Market Boom
The Housing starts in Alberta have been consistently high in 2024, reflecting strong demand and population growth {4} Our housing forecast predicts a 14% annual increase in housing starts in 2024 which means massive growth to help offset the people looking for housing options {4} Rising housing prices (seen most drastically in Calgary and Edmonton) demonstrate the demand-supply imbalance which is further supported by our steady population growth {4} See below for more on this.
Economic Outlook
Alberta's GDP growth is expected to outpace the national average, driven by improvements in oil exports and growth in various sectors such as hydrogen, high-tech, and tourism {5} Despite the inflation concerns, Alberta's economy remains resilient, with solid growth projected for the upcoming years! {5}
Population Growth
Alberta's population growth rate is among the highest in Canada, fueled by strong gains from international and interprovincial migration {6} Our affordable housing compared to other provinces like B.C. and Ontario is attracting migrants, contributing to the population surge {6} We have seen 10 quarters in a ROW of interprovincial migration to Alberta - we now have 202,324 more residents in Alberta than we did a year ago!!
Oil Production and Exports
Alberta's oil production is reaching new heights, supported by strong prices and anticipation of pipeline expansions {7} This Increased production is driving higher exports, positioning Alberta as a key player in the global energy market {7} The oil and gas extraction sector accounts for about a fifth (19%) of Alberta’s GDP over the last decade. And that does not include things like pipeline transportation, oil refineries or retail gas stations. The next largest sector is real estate, rental and leasing at 11%. Alberta’s oil production in February 2024 was the HIGHEST that month has ever seen at 114.7 million barrels.
As Alberta's economy continues to thrive, our real estate market stands out as a beacon of opportunity, attracting investors and residents alike. With steady population growth, booming industries, and a resilient economy, the province is poised for a bright future and Grande Prairie is definitely feeling the effects.

Our Average Annual Wage has increased 3.0% since 2022
All of this in stark contrast to the National Average falling in all 3 areas.
Alberta's housing sector is in high demand and the supply is tight as a tiger - leading the prices in an upward direction.

The home buying timeline can be tricky to predict because every buyer has their own unique circumstances... typically it takes anywhere from 4 weeks to 6 months to shop for and close on a house. It can be quicker if you make a strong offer right away in a fast-moving market or it could be slower if you have a hard time finding the right place, have a home to sell or keep getting outbid. The shopping step is one of the biggest variables by far - but in my experience, the average Grande Prairie home buying timeline is about 3 months (12 weeks) from start to finish.
Here’s your step-by-step buying a house timeline:
1. Find a Real Estate Agent: 1 week
You could sign with the first agent you find online, which could take as little as one hour, but it’s smart to take some time when finding a real estate agent. Do some research, come up with questions, check out their specialties and social media presence. Agents are a great asset that cost you nothing when purchasing, so be sure to find one you feel comfortable with.
2. Get Pre-Approved for a Mortgage: 1–2 weeks
It only takes one to five business days to get a mortgage pre-approval but spending the time to research different lenders and mortgage types will get you the best possible deal - especially with rates expected to drop in 2024. To make the research easier, your Real Estate Agent can help you find a knowledgeable lender near you. You can find a lender at the same time that you’re looking for a real estate agent, but know that an experienced agent can offer good advice on which mortgage representative their clients have had a good experience with.
3. Make a List of Needs and Start Browsing Online: 3–5 days
Take the time to think about the things you absolutely need in your new home (for instance, a certain number of bedrooms or a specific neighbourhood) as well as the things you want but could do without (say, a large ensuite). Make a list of both and discuss it in detail with your Real Estate Agent. These priorities will help you as you start browsing online for homes that fit the bill. Be prepared to adjust your list as you take stock of what’s out there and how much house you can afford.
4. Start Looking at Homes: 1 week–4 months
Now it’s time to have your agent start setting up appointments to view homes you’re interested in. The timing of this part of the process is especially variable. In some markets, you could visit several homes and make an offer that same day and it gets accepted. During other times of the year, you could wait months for the right home to come on the market, or you could get outbid time and time again before your offer is finally accepted. According to recent research, the average time spent shopping is about four and a half months.
5. Make an Offer and Negotiate: 1–5 days
When you find a home that seems like “the one,” your real estate agent will help you put together an offer. Then it’s time to wait for the seller to accept, decline, or negotiate with you. This can be speedy, but in a seller’s market, you may be held in suspense a bit longer as you await a response. The seller may accept or reject your offer, or they may send you a counteroffer, kicking off a round of negotiations.
6. Get your Financing Approved: 1-3 weeks
If you’re already pre-approved for your mortgage, now is the time for you and your agent to gather the necessary documents for your lender to complete the underwriting process and approve your loan. This is known as the "condition period" and involves a lot of hurry up and wait. During this time, your lender may have to hire a professional to conduct an appraisal to determine your home’s value. The appraisal is usually scheduled within a week, and then it takes about three days for the report to come in. You don’t have to do a thing except wait for the result—and hope it’s higher than the price you negotiated.
7. Get a Home Inspection: 1-3 weeks
Not to be confused with the appraisal, you’ll also hire a home inspector to determine whether there are any unpleasant surprises hiding in your new home. You typically have 10 days to complete the inspection but it's smart to hold off until you know for sure, the bank is going to approve your mortgage. It takes 24 hours to get the inspection report, and then it could take a week or more to renegotiate if any unexpected problems turn up.
8. Close on your new home: 1-4 weeks
The hard stuff is over, you should have removed your conditions and your new home is now officially SOLD! But... it's not move in day yet - you’ve got one last, long appointment to close on your house. After handing over your down payment and closing costs and signing a truly alarming amount of paperwork... you’ll officially be a homeowner come closing day!

After all these terrible fires it may have you left with a few questions…
What if the house burns down prior to closing?
Ultimately; the buyer has two choices: they can take any money coming from the seller’s insurance policy and complete the deal, or else they can cancel the deal and get their deposit back due to substantial damage.
Unfortunately, the buyer must make this decision by the closing date. Usually, the sellers’ insurer has not decided by the closing date whether they will pay any money under the policy. They need to complete their investigation. Without a guarantee of payment, most buyers will just cancel the contract.
It is rather easy to see the choice when a home burns down, but what happens if there is a flood that causes $30,000 worth of damages before closing? Is this “substantial” damage? Lawyers for buyers and sellers may have different positions on this matter. If the damage is not substantial, then the buyer cannot refuse to close and can only claim for the cost to fix the problem.
If the buyer only discovers substantial damage after they close and move in it is possible that neither the seller’s nor the buyer’s insurers will accept responsibility. This is because the seller will have cancelled their insurance policy on the closing date and the buyer’s policy will probably not cover a damage that occurred before the policy was in force. The only remedy for the buyer in this case may be to sue the seller.
Food for thought.
As a seller putting extra insurance on your home while it’s closing may cost you a bit more but could potentially save you BIG money in the end.

6. Send your narrowed down list to your realtor and START the hunt!
7. Pro’s and Con’s list! Narrow it down even further
8. From there you’ll make a decision and start the offer process!! How exciting is this!!!

Contrary to popular belief, there’s no blanket 20% down payment requirement for second-home purchases in Canada. In fact, the down payment rules for a second home are similar to those for single-property ownership, as long as the second home will be owner-occupied, meaning the owner will be living in it.
SO! You can purchase a second home with 5% down as long as the property is intended for OWNER use throughout the year and the mortgage is under $500,000! Ask us about the requirements above 500k!
The 5% down payment requirement applies to second homes with one or two units in them too!! For properties with three or four units, the minimum down payment jumps to 10%.
Buildings with more than five units are considered commercial buildings, and they require a commercial mortgage. Depending on the property’s location and the buyer’s cash flow, lenders may require a buyer to have a down payment of 20% to 35% on commercial properties.
