Pricing
Prices vary by property. Please email for latest pricing and availabilty.
Length of Leases
All leases are 12 months starting in June, July, or August. The start/end dates are pre-set and cannot be changed.
Furniture
Apartments/houses are furnished. Each unit comes with:
Bedrooms - full size bed (except in 220), desk, dresser
Living Rooms - couch, chair, coffee table, end table
Kitchens - refrigerator, range, microwave, dishwashers (in some units)
Trash
All properties have dumpsters or trash cans with the exception of 308 Eddy and 315 Thurston. A one time trash fee covers the cost of trash removal.
At 308 and 315 tenants are responsible for purchasing trash tags and placing trash out for pickup by the city. See county trash collection rules here and trash pick-up dates here. Trash bags cannot be seen around the property until it is placed out the night before collection.
Trash can be stored outside in cans with tight lids.
Recycling
At most properties, tenants are responsible for handling recycling. Recycling is picked up for free by the city every other week and should be put out the night before collection. Find pick-up dates for your address here.
See county recycling guidelines here for waht is accepted. Use green recycling bins or other bins clearly marked with an "R". Recyling cannot be placed in plastic bags.
Parking
Limited parking is available for yearly lease at certain properties. Spots are leased to tenants of that property followed by tenants of other O'Connor properties followed by the public.
Subletting
Subletting is permitted, however you must find your own subletter and it must be a Cornell student. Once you find a sublet email us the sublet information (students name, Cornell email and phone number). You are in charge of getting the key to the subletter unless arrangements are made beforehand. ALL PAYMENTS MUST STILL COME DIRECTLY FROM YOU. We do not accept any payments from the subleter.
Be aware that you are held 100% responsible for anything that may happen during the sublet period.
Prorating
Tenants on the same lease may choose to pay different rents based on room size. This is allowed as long as the full rent for the apartment or house is paid.
Utilities
Electric, heat, and cooking gas vary with each property in terms of what is the tenants versus landlord's responsibility.
Internet is always the tenant's responsibility
Water is paid by the landlord with apartment leases and by tenants with whole-house leases. In this case, water is supplied by the City of Ithaca who sends an invoice to the building owner quarterly. The invoice is then sent to house tenants via email. Payments can be made in the same way as rent.
