We are excited to announce a significant change in the way we manage property. We are moving to the AppFolio property management platform. We believe it will enable us to provide you with a much better rental property experience. It will involve you learning a new way of doing things but we think it will be worth it.
We are moving 1. rent collection, 2. maintenance requests, and 3. communication to this new platform. These changes will start on June 1, 2026. From that day forward, all rent collection and maintenance requests must be submitted through AppFolio.
You will shortly receive an email and/or text message from AppFolio instructing you on how to set up your tenant portal. When you get this, please set up your portal as soon as possible and reach out to Heidi if you have any problems.
Text messages will come from this number: 906-702-4126. Email communication will come from "communications@krcattle.mailer.appfolio.us". Please save this phone number and email address in your contacts using a name like "KRCattle management". It is important that you set up this contact today as instructions on procedures moving forward will come shortly.
There will certainly be growing pains under this new system. However, we have heard rave reviews from tenants that use it about how easy it is.
A NOTE ON RENT COLLECTION:
We will no longer draft tenant rent. Tenants can no longer send funds to Rob through Cash app, Venmo, Zelle, or any other method. The tenant portal is the only method rent can be paid. Below are the methods that rent can be paid and how much they will cost the tenant.
ACH: the fee for this is $2.99 each month.
Credit Card: the fee for this is 2.99% of the amount.
Cash: for $5 per transaction, you can bring your rent to a Walmart, Walgreens, CVS, and other places and pay there.
