In my academic and professional life, I have acquired a skill that I believe is one of my most valuable emerging areas of expertise: the skill to describe complex financial and analytical concepts in simple, comprehensible terms. Technical language and complex models are common in finance, real estate, and quantitative analysis and may be hard to comprehend by individuals who have not studied these disciplines. My experience in the Strategic Management (Honors) Course, the Commercial Real Estate Workshop, and my job at the Mathematics Assistance Center have all involved me repeatedly having to break down complicated concepts into simple explanations to various audiences. These experiences have reinforced my skills in effectively communicating financial concepts and have demonstrated to me the importance of effective communication in dealing with clients, students, and professionals of various backgrounds.
My group presentation on in my Strategic Management course was one of the most influential experiences that enabled me to build my skills in simplifying complex concepts. In this project, my team and I examined a big publicly traded company through sophisticated models like SWOT analysis, Porters Five Forces, VRIO analysis, and value chain analysis. Although these frameworks are widely applied in business strategy, they can easily get overwhelming when they are introduced in a technical manner.
In my part of the presentation, I concentrated on dissecting the competitive advantage, cost position, and corporate strategy of Hershey into clear and structured explanations. I did not use heavy jargon, but rather explained concepts in a manner that related directly to real-life results, like how a strong brand recognition results in pricing power, or how vertical integration results in efficiency and margins. I also ensured that I clearly took the audience through the reasoning behind our recommendations, so that they could not only know what we were proposing, but why it was reasonable.
This experience strengthened my skills in complex strategic and financial analysis and presentation in a manner that is interesting and comprehensible. It demonstrated to me that communication skills are equally significant as technical expertise in the presentation of ideas and persuasion of decisions.
The Commercial Real Estate Workshop has been among the most difficult and rewarding experiences of my academic life. During the workshop, my team and I will be analyzing real properties on a regular basis, creating financial models, and presenting our recommendations to industry professionals who will act as judges. Although these judges are very experienced in the industry, they are usually viewing our particular project or analysis as the first time. Due to this fact, one of my main tasks when making presentations is to make sure that our financial rationale is presented in a clear and rational manner.
Some of the technical concepts that we use in our projects include highest and best use analysis, development feasibility, pro forma projections, and valuation techniques like the cost, income, and sales comparison techniques. Instead of explaining these ideas in a purely technical manner, I aim at explaining the reasoning behind our conclusions in a manner that is easy to understand. As an illustration, in the case of financial feasibility, I take the audience through the assumptions that we have made in our projections and how each of the factors influences the ultimate investment decision.
The weekly presentation of our work to new judges has enabled me to perfect the art of converting complicated financial analysis into understandable stories. This skill is essential in the real estate sector since investors, community stakeholders, and decision-makers may require knowing financial results without necessarily being technically trained in finance.
One of the most direct ways I have been able to develop my skill of simplifying complex concepts is working at the Mathematics Assistance Center. In this position, I work with students of diverse majors who visit the center to get assistance with algebra, Excel modeling, and Microsoft Access databases. Most of these students come in with the feeling that they are overwhelmed with formulas, spreadsheets or data queries that seem complex at first.
I have always been a problem-solver who tries to divide the problem into small steps that can be handled. I do not go directly to the final solution but rather take students through the logic of each step to ensure that they can learn the process themselves. As an illustration, in assisting a student with algebra, I pay attention to the reasoning behind the manipulation of equations instead of merely presenting the answer. Likewise, in helping with Excel or Access, I describe the conceptual operation of formulas, functions, or queries and then apply them to the problem.
With time, I came to understand that the best teaching occurs when the complex concepts are related to the simple ones that are familiar. It has been very gratifying to see students become confident as they start to learn things that they previously found daunting. This experience enhanced my skills in explaining analytical ideas in a clear and patient manner- a skill that directly applies to my practice in finance and real estate analysis.
