Whether you're a landlord, real estate investor, or property manager, renovation decisions look a little different when the goal is protecting your investment and keeping a property rent-ready - not just personal preference. Here are answers to some of the questions we hear most often.
Our approach is Clean, Safe, Functional: durable finishes, safety items, and functional systems, kept cost-effective and matched to what the rental market supports - not over-designed and not under-built. We'll walk the property with you and recommend a scope that fits your investment strategy, not a one-size-fits-all renovation.
The key is matching the renovation to the property's rent level and market, not the finishes you'd choose for your own home. We'll help you identify which upgrades actually support higher rent or faster leasing, and which ones are unlikely to pay for themselves.
As a general starting point: a Refinish (hardware and cabinet refinishing only) starts around $4,000 for a kitchen and $2,000 for a bathroom. A Refresh (new cabinet doors, finish, hardware, and soft-close hinges, with optional upgrades like countertops or appliances) starts around $7,000 for a kitchen and $6,000 for a bathroom. A full Remodel - involving cabinet layout changes or custom cabinetry - is scoped and priced individually. Final cost depends heavily on the property's condition and what's actually needed, from cleaning and paint to flooring or larger repairs. We provide a clear, itemized estimate so you can weigh the cost against your rental strategy before committing to the work.
We understand vacancy costs you money every day a unit sits empty, so tenant turns are a priority for our crews. We'll give you a realistic timeline upfront based on the scope of work, and communicate quickly if anything changes.
It depends on the scope, the same as it would for an owner-occupied home. Most standard updates - like paint, flooring, and cabinet swaps - typically don't require a permit, while larger changes involving electrical, plumbing, or HVAC may. We handle permitting for any work that requires it.
We work with both - property managers acting on behalf of owners, as well as individual investors and landlords managing their own properties.
We support investors and property managers with tenant turns and make-ready renovations, kitchen and bathroom updates, flooring and painting, and larger whole-property renovations - all approached with the goal of protecting your investment and keeping the property rent-ready.
