Restriction of Traffic from CJB onto Hurston Lane

Mulch Reduction & Clean-Up of Properties
The Board selected Hometown Landscape as the new landscaping vendor for the community in mid-February. The contract included an initial clean up & mulch reduction package. This involved the pruning and trimming of all existing plants/shrubs away from buildings, sidewalks and windows along with the removal of major weeds, overgrown tree branches and debris that have been neglected from individual properties and common areas. The mulch reduction consisted of decreasing the 6" to 8" of aged mulch to make room for the application of new mulch. This was necessary for the plant and shrub health and weed control.
This project took place between March 17 and the week of April 1.
Gazebo Safety Lighting
The installation of safety lighting was approved at the 01.09.2024 Board meeting and installed by the selected vendor on 3.18-19.24. The purpose was to provide safety lighting in the gazebo and the Greenspace at night. The concept was first introduced at the 04.19.2023 Board meeting.
Cleaning of the Inlets for the Gazebo & Playground Park (Phase 3) Water Retention Pits & Stormwater Filtration Systems
To comply with the results of DOEE's inspection of our water retention areas and stormwater filtration systems, the Board approved managements suggestion of selecting a DOEE pre-approved vendor - Magnolia Wastewater Division - to conduct the maintenance. This was completed in mid-January.
2023
Park Benches for Muse Park (Phase 1) and Pocket Park (Phase 2)
The purchase of two 8 ft park benches in the same style/model as benches in the Phase 3 Gazebo & Playground Park was approved by the HOA Board of Directors at the May 7, 2021 HOA Board of Directors meeting. Homeowners submitted feedback for whether they should be purchased, and their placement location.
11.12.22 UPDATE: It turns out the benches were never ordered by our property management company as requested over the summer of 2021. The Board of Directors is working with our current property manager to execute this purchase and they will be installed whenever they arrive.
05.10.23 UPDATE: It turns out that benches were in fact ordered sometime in early 2023 and our new community management company, EJF, was contacted that the installer is now in possession of them for installation. The benches will be installed as originally planned and this project will finally be completed to allow for resident enjoyment of our 2 other green spaces in our community.
2022
Baldwin Crescent Hillside Drainage
At the May 10, 2022 board meeting, a decision was made to install a water drainage swale to correct an issue that was never addressed by the developer in attempt to prevent runoff water from flowing onto the Baldwin Crescent alley.
2021
HOA Announcement Boards
To provide residents (homeowners and renters) more accessibility to HOA communications and happenings, 3 "announcement boards" were purchased by the HOA Board and installed by members and some resident volunteers. The first board was installed by the gazebo during the month of January, 2021 by Lee and Cindy Kincaid. The final two boards Muse (Phase 1) and Pocket Park (Phase 2) were installed the week of May 10th, 2021 by Lee and Cindy Kincaid, Phillip Parson, and Michael Marryshow.
Wright Terrace Alley Drainage Basin
At the March 9, 2021 board meeting a decision was made to redo the drainage basin stone placement to facilitate drainage and improve overall aesthetics of the area.
Installation of a Purple Martin Birdhouse in the Muse Park (Phase 1)
A proposal to request the purchase of a Purple Martin House was made by a resident at the March 9, 2021 HOA Board of Directors meeting. The rationale revolved around providing shelter for these attractive birds who typically live near wetlands. The Board voted to purchase the Purple Martin House and HOA Board President, Lee Kincaid installed it during the first week of April 2021.
Installation of Sidewalk Through Pocket Park (Phase 2)
Two existing sidewalks were connected on June 28, 2021. The sidewalk was shown on construction diagrams of the community, but was never installed. This oversight by the developer was rectified by the Board of Directors.
Rehabilitation of Water Retention Pits in the Gazebo & Playground Park (Phase 3)
During July 2021, Michael Marryshow and Daniel Hartmann worked to fix erosion issues on the water retention pit next to the playground. (Landscape contractor, Brightview mixed up a request to move some existing rocks from one area of the neighborhood to the Gazebo and Playground Park. Instead they took the rocks away. They gave us new ones during the week of June 7th at no charge.) The water gutters were also cleaned out and rocks were added to each existing drainage area.
2021 & 2022 Fall Plantings for Neighborhood Entrances
Cindy and Lee Kincad were responsible for the seasonal plantings at each of the neighborhood entrances.
2021 & 2022 Trimming, Shaping, and Removal of Dead Community Trees
Lee and Cindy Kincaid, Michael Marryshow, Phillip Parsons, and Daniel Hartmann worked together to cut low hanging branches on trees between the sidewalks and street parking throughout the neighborhood for the October Community Yard Waste pick-ups.
2020
Removal of Water Bags
In October of 2020, resident Daniel Hartmann assisted the Board by removing around 70 deteriorating water bags and accompanying wooden stakes around the trees planted by Casey Trees.
Asphalt Repair, Additional Speed Bump, Curb Painting, Cross-Walk Striping
FRIDAY, AUGUST 21st: Asphalt repairs and speed bump installation

WEDNESDAY, AUGUST 26th (3 days): Powerwashing yellow curbs
MONDAY, AUGUST 31st and
TUESDAY, SEPTEMBER 1st: Painting yellow curbs, crosswalks, and speed bump.
Pillars Light Installation at Hurston Entrances
Joshua Barney end was installed in Spring 2021 and Fort Lincoln end was installed in the Fall of 2021. Lighting is solar powered hi/lo motion detecting LED lighting illuminating the entrance pillars. Installation by Lee Kincaid.
Flock License Plate Readers
At the January 7, 2020 board meeting a decision was made to initially install 4 cameras at both Baldwin Crescent entrances, the Ralph Ellison entrance and at the Fort Lincoln entrance to Hurston Lane. At the January 12, 2021 board meeting a decision was made to install a fifth camera at the Commodore Joshua Barney entrance to Hurston Lane. These cameras are owned and maintained by Flock and are under 2 year contracts to the HOA.
2019
Street Light Replacement from Halogen to LED Bulbs
Retrofit of all 74 community street lights from 150 watt metal halide bulbs to 36 watt LED bulbs. Project approved at July 31, 2019 board meeting. All 74 lights were changed to LED with an immediate substantial savings in community electricity bill. All light poles were numbered for ease in identification. Project was overseen by Lee Kincaid.
2018
Casey Tree Planting
On October 12, 2018, the HOA Board coordinated the donation and planting for over $100,000 by the non-profit, Casey Trees.
