What are the qualifications for being approved for a property (how much money do I have to make)?
We run credit and criminal checks, verify employment, verify rental history, and we like to see not less than three times the rental amount. We consider everything, including evictions, foreclosures, and bankruptcy.
What do I need to apply for a property? You must fill out an application, pay the application fee, and provide a copy of an ID and proof of income (paycheck stubs or benefit award letters).
How long does the application process take? We can let you know if you are preapproved within a few days after you apply.
Do you accept assistance agencies? Yes, we do work with rental assistance agencies and Section 8.
What do I do if I’m interested in a property? How do I go about making an appointment? We usually schedule an open house and potential tenants view during that time. We may do a showing one-on-one in special circumstances
Can I apply for more than one home or apartment if available? Yes. You may request info on all available rentals.
How much does it cost to move in? – Typically, you must pay the full security deposit and the first full month’s rent.
How long can you hold a property? – We will hold a property for three days after receiving a holding fee.
What are your hours? – Office hours are 9 a.m. to 12 noon. Monday through Thursday.
How long will my lease be? Do you do short-term leases? A 12-month lease is our standard rental term. Shorter-term leases are also available for a different rental rate or we can offer an early release/termination fee as an option.
Who do I call for maintenance? Maintenance requests are entered online.
When is my rent considered late? – Rent is due on the first and late after the 5th of each month.
If I am vacating, do I have to give you notice? - We request that you give a 60-day written notice prior to vacating.
I am on a fixed income or tight budget can you lower the price? – No, the rent is as low as we can go at this time. However, we can keep the rent the same or increase it as little as possible if you pay rent on time every month and if you keep the property well maintained during the time you are renting the property.
Do you take credit cards, debit cards or accept other payment options – Yes, the software allows. We also allow you to pay with your cards and charge you a processing fee.
