Gorse Retreat enjoys a delightful position on the outskirts of Stubton and is reached via a tree lined gravel driveway. The property is conveniently situated for access to the market town of Newark with its range of facilities and also Grantham, both Newark and Grantham have main line rail links for London’s Kings Cross (approx 1hr 20mins or 1hr 10mins respectively) also A1 road links to the north and south and for local amenities the nearby village of Claypole has a primary school, shop and public house.

Property description
Gorse Retreat is a stunning architect designed six bedroom property with separate annex and loft set in its own landscaped grounds with lakes and woodland. It enjoys a 30 acre clay pigeon shooting ground sited in mature woodland. The property has been modernised to the highest standard throughout and is ideal for private or corporate entertaining with a superb range of reception rooms including a bespoke bar. In more detail the accommodation comprises a covered entrance porch to entrance hall leading to a family room on the left and kitchen breakfast dining area to the right.
The family room with vaulted ceiling with exposed beams, fireplace with log burner, floor to ceiling windows and doors to the gardens, stairs to a glazed galleried landing and opening through to bespoke semi-circular bar incorporating two wine fridges. The dining room is a delightful double aspect room with a vaulted ceiling with exposed beams and chimney breast and doors opening onto the gardens with views over the lake. The sitting room leads through to the games room which opens out onto the garden and includes a home cinema complete with tiered seating, separate WC and doors leading to the rear of the property. To the rear of the property is an L-shaped conservatory/atrium with double doors opening onto a decked terrace and stairs to the first floor. The magnificent kitchen breakfast room was designed and built by Krantz kitchens with pippy oak wall and base units, granite worktops with oak breakfast bar, Aga, induction hob, windows from floor to vaulted ceiling, with two sets of double doors opening onto the decked terrace. There is also a pantry, utility room, WC and boot room off the kitchen. Additionally on the ground floor are three bedrooms all with luxuriously appointed en-suite shower rooms comprising a mixture of king and single beds.
The first floor has an elegant master bedroom suite including a free standing bath perfectly positioned for views across the lake and grounds, there is an en-suite shower room and a walk in wardrobe. Two sets of double doors open onto a full length balcony made of steel and glass. A galleried landing gives access to the second bedroom which also opens onto a balcony with en-suite shower room. The third bedroom is set into the eaves with exposed beams and has an en-suite bathroom.
Outside the property can be accessed by electric gates to the front and back. The front tree lined driveway leads to gravelled parking to the front and rear of the house.
The self contained annexe is at the southern end of the main house and comprises open kitchen/living/bedroom with en-suite shower room. The Loft sits over the car port and comprises of open plan living space incorporating double sofa bed, separate double bedroom with en-suite shower room.
The landscaped gardens are mostly laid to lawn with ornamental box hedging, inviting pathways and a timber decked terrace complete with bridge to an island complete with gym house. The lakes are stocked with trout, perch, rudd and carp.
