HOW LONG DOES IT TAKE TO SEE RESULTS:
Weed Control: To effectively manage your weed population, we require three to four services from the program's startup. Keep in mind, there are weeds you can see and those you cannot. Those weed seeds will inevitably germinate and sprout. With timely servicing and pre-emergent treatments, we can stay ahead of this issue over time. However, it's a process that cannot be rushed without risking damage to your existing turf.
Grass: The overall density, migration, and color are influenced by many factors. We strive to address and accommodate each lawn's unique challenges, but predicting outcomes is impossible without time. No two lawns are alike, and we recognize that additional factors play a role, such as heavy shade, mowing practices, watering, and overall traffic. Nevertheless, we make every effort to educate and provide feedback to enhance the desired outcome. Our advice is based on over ten years of observing and servicing lawns.
IMPORTANT:
Services cannot be skipped. Skipping one service essentially resets the program back to square one.
Pre-emergent applications must be timed and executed within a specific window each year. Our pre-M services typically include one, two, six, and seven. Skipping or delaying these services is not advised, as it can lead to uncontrollable breakthroughs.
Weed decline occurs fourteen to twenty-one days after application. Re-sprays and spot treatments will not be considered until this period has passed.

OUR OBJECTIVE:
Our goal is to provide the richest, most weed-free lawn possible. As previously mentioned, this is unique and not always feasible due to circumstances beyond our control. What we can manage is timely applications using the highest quality products along with expert guidance. We understand North Texas lawns and what they require to thrive. Unfortunately, we cannot control Mother Nature, the unpredictable Texas climate, or your watering and mowing practices.
YOUR ROLE:
Your role as a homeowner is crucial to the program and the success of your lawn. We depend on you to recognize and act on the recommendations we provide. Often, this involves mowing or watering. However, we assess your lawn's needs during each service and may identify specific issues that require immediate attention.
MOWING: When mowing your lawn, it's essential not to cut more than one-third of the grass height at any time. If you're using a lawn care provider, be sure to communicate this rule. This is crucial for building overall density and a strong root system.
Recommend Height:
Bermuda: 2.5 - 3.0 inches
Zoysia: 2.0 - 3.0 inches
San Augustine: 3.0 - 4.5 inches
WATERING: The general guideline is to provide 1-2 inches of water per week. However, this may vary based on weather conditions and the overall state of your lawn. Nevertheless, proper watering is essential for your lawn's success. If you have an irrigation system, it's advisable to perform monthly checks. Most watering issues stem from failures in the system and should be identified and addressed. If you need assistance with checking your system, we are here to help.
WHAT TO LOOK FOR: We’re there every six to eight weeks, while you're there every day. We welcome your observations and feedback. We’re partners in this! If you notice something that doesn’t look quite right, please take a photo and send it to us for review. More often than not, we can diagnose the issue and respond as needed just from a photo.
Here are some common things to look for in North Texas Lawns:
- Heavy weeds after application: It takes 14-21 days for most weeds to respond and entirely perish post-application. Remember, the plant must absorb the product at a surface level and migrate it to its root system before termination begins.
- Mushy or Soft Turf: If you notice that areas of your lawn feel mushy or soft to walk on, this could indicate moles. Moles love to feed on grubs! This needs to be treated immediately. As activity grows, the lawn declines at a rapid pace.
- Grubs: Grubs feed on grass roots and organic matter in the soil, which causes patches of lawn grass to die. Lift a section of your turf to see if grubs are responsible for your dead spots. If grubs are the culprit, the dead area will roll up like a carpet, or you'll be able to pull up the grass and notice that it has no roots. This should be treated immediately with both a curative and preventative application.
- Chinch Bugs: Chinch bugs are a common pest of St. Augustine grass and often cause significant damage during the summer months. Although they are a severe pest primarily on St. Augustine lawns, chinch bugs may also feed on other turf grasses when grown near St. Augustine grass. They damage the grass by feeding on the plant's nutrients and injecting a toxin, which leads to the death of the plant tissue. If left untreated, chinch bug damage will create irregular patches of yellowing turf that may spread and eventually lead to plant death.
Brown Patch: Brown Patch is a fungus caused by a single species called Rhizoctonia. It is common during warm and humid weather conditions. This disease starts as dark, circular patches on the lawn that grow outward. It can be fast-moving and highly destructive. It must be treated immediately and effectively. Depending on the outbreak's severity, two to four applications are often needed to resolve it. Stop watering immediately and contact us.
- Army Worms: While scouting for damage matters for all insects, careful inspection is particularly crucial for this pest because of its rapid and destructive feeding habits. If large numbers of armyworms are found in turfgrasses, it's essential to treat them promptly to prevent further damage.
- Pests: Several other pests affect our lawns. We also provide reduction services for fire ants, mosquitoes, and surface-feeding insects.
AERATIONS:
Liquid aeration can help make your lawn healthier and reduce its maintenance requirements through these means:
Improved air exchange between the soil and atmosphere.
Enhanced soil water uptake.
Improved fertilizer uptake and use.
Reduced water runoff and puddling.
Stronger turfgrass roots.
Reduced soil compaction.
Enhanced heat and drought stress tolerance.
Improved resiliency and cushioning.
Enhanced thatch breakdown.
Liquid aeration enables air, water, and fertilizer to access the root zone more efficiently. This promotes root growth, resulting in healthier, sturdier turfgrass plants.
Mechanical Aeration - The homeowner must mark the sprinkler heads of their irrigation system and identify any buried soaker hoses. We are not liable for any damage to the system.
Please refrain from watering your lawn the day before. Lawns respond better to minimal moisture levels and yield a stronger plug, while also minimizing tracks left by the machine.
SCHEDULING:
Timed scheduling is essential to our program. We do our best to accommodate your requests, but it's not always feasible and may lead to missing an application. Keep in mind that missing an application is akin to resetting the clock. We recommend adding a combination lock to your gate and supplying us with access information for all areas that require treatment on the day of service.
Notifications: We send notifications via phone and email the evening before. Please add us to your contacts so you can recognize us. We will always call from our main number, 214-472-6266. Unfortunately, our scheduling software only allows for a twenty-four-hour call window.
Please note: We work in territory, and our scheduling is based off the area we are currently working through. Rescheduling your appoitment means we will have to come back to your area once we have already moved through it, and will result in a rescheduling fee.
Spot Sprays: We complete spot sprays at our discretion and convenience.
Locked Gates, etc.: We will only service areas that are accessible. We will proceed if gates are locked or objects, such as cars, are blocking our path. If you request that we return to complete these areas, a fuel/labor surcharge of $20 will be charged.
Onsite Evaluations: Our onsite evaluations operate on a first-come, first-served basis and are not prioritized based on the severity of issues or requests. Evaluations occur according to our schedule, and we will share the times with you. While we encourage your presence during the evaluation, it is not mandatory. The results will be communicated to you after the visit. Evaluations are $49.99. Should you choose to move forward with one of our programs we will credit half of the evaluation fee towards the last round of treatment for the program.
HOW TO PAY:
WE NOW REQUIRE ALL CUSTOMERS PUT A CARD ON FILE.
We are committed to protecting our customers' information and respecting their privacy. Once your card details are entered into our system, we do not have access to the full credentials—only the last four digits are visible to us.
ONLINE: We will send an invoice to the email you provide, which will include a link to make payment.
CHECK: Please include your customer number and send your check to 340 Lake Park Road, Lewisville, TX. 75057.
Call the office: We can always accept phone payments and directly apply them to your account. (214) 828-1212.
Deposit schedule: We deposit checks every two weeks.
Effective Immediately - We require all customers to put a card on file.
Payment Terms:
Payment Frequency: Payment is due after each service application.
Please expect frequent payment reminders after service is rendered.
Net 15: Payment is required within 30 calendar days following the date of service application.
Payments are to be made in full, with no partial payments, unless explicitly agreed upon in writing.
If payment is not made in full within 60 calendar day, your account will be put onto a credit hold and future services will not be performed until the balance is paid in full.
Payments made 31 days or later will be charged interest fees.
Late Payment Policy:
If payment is not received within 30 days of the service application date, the following late fees will be applied to the outstanding amount:
31–60 Days Late: A 1.5 % interest charge will be added to the balance due.
61–90 Days Late: A 5% interest charge will be added to the balance due along with your account being put on credit hold, and stopping further treatments.
91–120 Days Late: A 20% interest charge will be added to the balance due and your account will be sent over to collections.
