Careful repair, not replacement.If your sash window will not stay open, drops suddenly, feels heavy, or has a cord hanging loose at the side, the sash cord has probably broken.
This is one of the most common problems with traditional timber sash windows. The good news is that it can usually be repaired without replacing the window.
You may need a sash cord replacement if:
The window will not stay open
One side of the sash drops
The sash feels unusually heavy
A cord is loose, frayed, or missing
The window is jammed partly open or partly shut
You can hear the weight moving inside the box frame
In most cases, the window itself does not need replacing. The sash can be opened up, the old cord removed, and a new sash cord fitted correctly.
Sash cords wear out over time. They pass over the pulley every time the window is opened and closed, and after years of use the cord can become weak, frayed, or brittle.
Sometimes the problem is made worse by:
Painted-up sashes
Stiff or sticking windows
Damaged pulleys
Wrong cord fitted in the past
Weights not moving freely inside the box
Previous poor repairs
A broken sash cord is often a sign that the window would benefit from a proper check-over at the same time.
When replacing sash cords, I carefully open the sash window, remove the old broken cord, check the pulley and weight, then fit new sash cord so the window works properly again.
Where needed, I can also check for sticking, draughts, loose beads, damaged timber, or pulley problems.
The aim is simple: to get the sash moving smoothly and safely again while keeping the original timber window.
Many people are told that old sash windows need replacing when all they really need is careful repair.
A broken sash cord does not mean the window is finished. Traditional sash windows were designed to be maintained. With the right work, they can often continue to serve the house for many more years.
I always prefer to repair and retain original timber sash windows wherever possible.

Every window is slightly different, especially in older houses. I take a practical, careful approach and try to disturb as little as possible.
