1. Eligibility
You must be at least 18 years old to use Huzbee. By using the Platform, you represent and warrant that you meet this requirement.
Huzbee is a marketplace platform that enables users to:

List and search for rooms, subleases, and properties

Use AI-powered matching tools
Purchase credits or subscriptions
Huzbee is not a real estate broker, agent, landlord, property manager, or housing provider.

Accept responsibility for all activity under your account

All listings and communications are created by users
Huzbee does not verify listings or user identities

Huzbee does not guarantee the safety, truthfulness, or reliability of users or listings
Huzbee strongly recommends that you:
Meet in public places initially
Verify identity and references
Use independent screening methods
To the fullest extent permitted by law, Huzbee disclaims all liability related to user interactions, including but not limited to personal injury, property damage, theft, fraud, or disputes.
Huzbee does not perform background checks, credit checks, criminal screenings, or identity verification on users.
Any references to user profiles, preferences, or AI-generated matches:
Are self-reported or algorithmically generated
Should not be relied upon as verified information
Users are solely responsible for conducting their own screening and verification.
Users must comply with all applicable U.S. housing laws, including the Fair Housing Act (42 U.S.C. § 3601 et seq.).
You agree NOT to:
Discriminate based on race, color, religion, sex, national origin, disability, familial status, or any other protected class
Post discriminatory language or preferences in listings
Huzbee reserves the right to remove any content that violates fair housing laws.
Huzbee itself does not control user-generated content but takes reasonable steps to enforce compliance.
